Teri is a Licensed Realtor and Co-founder of RedBarn Group in Langley, BC, a social media fanatic, a regular blogger at her own TLCHOME Rants and Raves. In this post, Teri talks about what she calls the ‘P2 Factor’ when selling your home at a time when fewer numbers of people are hungry to buy, and therefore can have a greater influence over the sale price of your home. But, what does the ‘P2 Factor’ mean, exactly? And how can it make your property a more attractive one for the purposes of selling your home in a buyer’s market? Teri? *** We've entered a Buyer's Market. Say it isn't so!!! – well its so! When I'm sitting down with a new client who wants to list their home we will bring many comparables of what's not just listed…but more importantly what's recently sold. Just because your neighbor's house is listed at a certain number – Does NOT MEAN it will sell anywhere near its asking price. We like to incorporate what I call the "P2 Factor". I'd love to tell you its my amazing skills as a Realtor® that sells your home, but I know what sells a house today is Professional Photographs (P1) and Pricing (P2). We can amp that up by making sure that we push that listing in an as many places as possible online. Generating traffic is my number one priority. Professional pictures look best when you've done a thorough de-cluttering and staging of your home. I often suggest to clients that if they don't want a professional stager – to go view some new development show homes to get an idea of what I mean. Minimize the personal items like family photos and nick-nacks, clear surfaces as much as possible and clean until it sparkles! Neutral fresh paint, floors, kitchens and master bathrooms are key areas to focus on to get your house in prime selling condition remembering to keep costs down but focus on bang for buck. Don't think that the money you spend updating will automatically translate into a higher list price. In this market you're just making your house more competitive against similarly priced product. Aggressively price your home to sell. Look at how much inventory there is and make sure your price point falls just under all similar product. Remember to think how the Buyer is seeing your property. Buyers are viewing more and more properties and are taking their time to make their decisions. When they do decide to write an offer it will likely be more conservative. If it sits on the market too long (anywhere between 2-6 months) then you know that you're overpriced. Remember ~ your property is only worth what you and the Buyer can agree on. If you're serious about selling in a Buyer's market then understanding your competition is key. Prime, prep and price well for a quick sale in a slow market, and remember when you sell its your turn to be on the Buying end! *** Thanks, Teri! Roger talks here about one of the most important aspects of tile installation in one of the key areas of your home; the bathroom, and specifically the shower. It’s here where extreme moisture is most common, and where the presence of mold can become a problem. How do you safeguard your property and ultimately your health too when waterproofing your shower? Read on. *** The importance of a properly waterproofed shower is sometimes overlooked when planning a remodel. Everyone always wants to make the shower look pretty and concentrate on the visual aspects of the shower. Things like glass inserts, neat little liners, listellos and mosaics, and cool little patterns that make your shower stand out from the crowd. That’s great! But, without proper waterproofing all this hard work, planning and money spent will be for naught. Any tile installation is only as good as the substrate on which it is installed. If your shower substrates (wall and floor) are not properly waterproofed they will, over time, begin to break down, allow water deeper into the structure of the house, and/or start growing mold. The last, growing mold, is a true ‘and/or’ because whether the first two happen or not an improperly waterproofed shower will grow mold. Mold is a simple creature. It doesn’t require much to survive and multiply. In fact it needs only two things: moisture and food. And similar to my teenage son, it has the ability to consume nearly anything within reach. In most cases temperature is not a factor. Some species of mold grow in cold climates and some in warmer. The temperature simply dictates the type of mold likely to grow. Of the two requirements, moisture is the most relevant. Mold has the uncanny ability to consume nearly any organic substance and propagate so long as moisture is present. These organic materials include things such as wood, paper, cloth, even soil. If moisture is present mold can utilize nearly anything as a food source. Moisture and water control are the key to eliminating mold growth. Water control in a shower substrate simply means that any water that gets behind your tile be directed down into the floor or basin and out the drain. Water will get behind your tile – grout and tile are not waterproof. This is a common misconception and leads people to believe that if they coat the tile with enough sealer or silicone the corners enough they can eliminate leaks – it will not work. Sealer does not waterproof tile or grout, it simply makes them more resistant to staining. Your shower should be absolutely waterproof before a box of tile is opened. Eliminating mold growth is a key factor to a properly functioning shower. Mold has the potential to cause health problems like allergies, lung problems, … … I’m gonna stop there because it gets really nasty. Suffice it to say that mold has the potential to be very dangerous. In fact, the minimum requirements suggested by the EPA for mold removal are an N-95 respirator, gloves and goggles. That means that when I tear out a mold-infested shower I look like Darth Vader. Black mold behind a shower substrate How Mold Grows You can never eliminate mold spores. Mold spores are the dormant form of mold or ‘seeds’ if you will. They are completely harmless, and they are everywhere – even floating around in the air. Without moisture, however, they will never begin to grow and multiply – just like a seed. You can not control the spores – you can only hope to contain them! Obscure SportsCenter references aside, mold spores without moisture are about as dangerous as dust. Once these mold spores come in contact with moisture, however, they begin to feed and multiply – exponentially. That’s just a big fancy math word that means really, really fast and in great numbers. This does not require much moisture at all. Think about mold on bread. Now that’s a fairly harmless mold but it also requires moisture and a food source. The food source is, well, self-explanatory. The moisture usually is only the small amount of condensation inside the plastic wrapper or even the moisture evaporating from the bread! Think about that – moisture evaporating from the food source to propagate mold. If bread doesn’t last your shower, into which you dump gallons of water per day, doesn’t stand a chance. There is way too much information about mold to stuff into one little post. For very detailed (scary) information you can visit the EPA’s mold information page. From that page you can access literally thousands of pages of technical information about mold and how it grows – more than any normal sane person would need. Simply by reading this post you should score 100% on their basic pre-test. Really, try it HERE. I’ll wait… See, you’re already one up on everyone else – well done. How To Control Moisture in Your Shower A properly waterproofed shower eliminates both requirements for mold growth. While moisture inside a shower obviously cannot be eliminated it can be controlled and properly channeled. Some methods are more efficient at doing this, but every proper method will flush water through and replace it with new water. If there is water remaining in your shower substrate after use it will be flushed through and replaced with each use in a correctly built shower. If there are any mold spores that have begun to grow between uses they will be flushed out with the water. It will never have a chance to fully propagate and wreak havoc. Mold feeding on drywall and mastic A food source, on the other hand, can be mostly eliminated in your shower substrate. Materials such as cement backer boards are not a viable material for mold to feed. Any soil or contaminants on these backer boards, however, may be enough to start mold growing. I’m talking about microscopically-sized material, nothing you would ever be able to see with the naked eye. While some of this may exist it will never cause enough of a problem with mold so long as the moisture in your substrate is properly channeled. It all goes back to water, doesn’t it? Mold is like a plant (it’s a fungii, to be exact). As long as moisture is present. Dehydrate it and it will die. Are you catching a theme here? A fully waterproofed shower simply means that water is fully contained inside the shower structure and cannot spread to any area beyond the substrate perimeter. A correctly waterproofed shower also means that any water inside that perimeter is flushed and replaced with each use – there is never an area in which water is left standing or dormant. This is a very important factor. Mold feeding on wooden structure ‘Correctly Waterproofed Shower’ A shower can be fully waterproofed and still have standing water that never recycles through. A good example is when a shower liner is placed flat on the substrate without a pre-slope beneath it. The water that lies in the bottom portion of that liner actually lies about 1/4″ below the opening of the drain and never gets flushed into the drain and recycled. Water that remains stagnant or unmoving can grow mold if a food source is available (soaps, shampoos, etc., are all potential food sources) A correctly waterproofed shower flushes old water and replaces it with new every time the shower is used. If the spores are not flushed through with each use they can still remain in the shower and begin to propagate. A correctly built, full system is required to eliminate mold inside a shower substrate. In this context a ‘full system’ simply refers to a shower built in a way that does not leak, correctly eliminates any standing water and controls water in a way which always channels it into the drain. The most important part of a properly constructed shower is the part you will never see. When you spend all that money on the perfect tile, all that time on the perfect design, and all that time dreaming about what your new shower will look like, be sure to spend some time on ensuring all of that will last. *** Thanks, Roger! A grim example of this in recent years has been Hurricane Katrina, which devastated the Gulf Coast of North America in 2005, leaving many residents in the area in a desperate situation. One such example of desperate situations is Sadie Hébert and her husband Jason, who bought a house in 2003 in a ‘park-like setting’ in scenic Saucier, Mississippi. But, when the Katrina hit, it caused untold damage to the area, and to the house. The resulting effect was a long list of projects, and materials, to gather together and to address. A big part of this effort was the founding of a blog, Katrina SOS, with the appropriate tagline “the aftermath was far worse than the storm”. I talked to Sadie via email, to find out about this extreme example of a major house renovation that tested the limits of budget, resolve, and hope. But, what came out of a grim situation was a call to solve her problems in the context of solving a wider problem experienced by everyone touched by the disaster, and to call attention to the plight of many people in their same situation. Here’s the interview. *** BuildDirect: First of all, thanks for talking with us, Sadie. Your situation must have felt extremely overwhelming in the aftermath of the storm. What were some of the ways you got passed that? Sadie Hébert: Immediately afterwards we were all in survival mode, in a way that was unimaginable. I’ve been through hurricanes before. It is a normal part of life here, an expected hazard akin to wildfires in California. However, Katrina was completely different. The entire area was in a collective state of shock and there was no getting past it at first. Everything moved in slow motion and everyone was waiting on something, such as debris removal, building permits, FEMA trailers, code office inspections, insurance payments, etc. There was so much to do and not enough people to do it. And the people that were “doing it” were also affected. BD: A disaster of this magnitude, as you mention on your blog, isn’t as significant as what it leaves behind. How did you prioritize what needed to be done, given how long that list was? SH: We decided early on that we were going to rebuild as green as possible. However, we also discovered early on that the word “green” is very ambiguous and if you look at every aspect of a product, you can always find something that is not green. So we determined that for us, being green would mean to use natural materials, eliminate as much VOCs as possible, and reduce household energy usage. In addition, because my youngest son suffers from respiratory problems and we didn’t want to relive the whole FEMA camper formaldehyde fiasco, we deemed indoor air quality to be top priority. Therefore, choosing a material that may not be green in some respects, such as Portland cement, may still be an option. We also take the approach that we would rather be without than settle for something less desirable. For instance, I will continue to live with my bare subfloors before putting down something like sheet vinyl or synthetic carpet. Don’t get me wrong, we are not picky people and this is not a matter of wanting something more expensive because that is not the case. We are just concerned with what products are made of because, again, indoor air quality is of upmost importance. As far as the construction process, in most respects, what needed to be done prioritized itself because certain things had to be done prior to others. For example, house plans had to be finalized before trusses could be built, HVAC lines had to be run before insulation could be sprayed, drywall had to be finished before mini-splits could be installed, etc. However, the workflow is a bit more haphazard lately because we have so many parallel projects and we’re living in the work area. BD: Which aspects of this did you think were going to be easier or harder than they were in respect to the actual renovation? SH: I think that everything has been harder than I expected. There are so many decisions to make when you’re building yourself and the amount of research that goes into something like this far surpasses the hours of labor. I never would have thought that we could build a house ourselves because really, who does that? I thought that my hubby was crazy when he said that he wanted to build it himself (later I realized that “he” actually implied “we”). But we were scared to hire a contractor because there were so many crooks here at the time. The deciding factor was seeing a guy that we hired to install a concrete slab under the house, and was considering hiring for the rebuild, on the news because he skipped town with a bunch of money. When we got to a point in the construction where Jason and I were unable to do it ourselves, we hired a guy that totally screwed everything up; everything he did had to be redone and even damages his crew made to existing construction had to be fixed. And believe me, we did our homework and the guy was highly recommend. It was very tough to see this happen after all of our planning and hard work. The absolute hardest thing of all was living in a house without heat or insulation last winter. As a parent, it is heartbreaking to know that your kids are cold. It made me very angry that we were forced to move into a house in such condition; that someone could do this to us. BD: In the face of this disaster, one of the things you turned to was a blog, and social media. What inspired that idea, and how has it evolved? SH: When all else failed, we figured that it was worth a shot because if a guy can turn a single red paperclip into a house then anything is possible. Being a web development instructor, this is where I feel the most comfortable. Initially, I was hoping for help dealing with FEMA, and the fraudulent contractor but, although that is at a standstill, we received much more; friendship and restored faith in humanity. Through Heritage UMC , we’ve had 11 different volunteer groups work on the house since last November and one group even came twice. We’ve had products donated from Mike Hines, owner of Homepath Products, and Wendy Hanes at Builder Resources . These are a couple of people that we’ve never met before, people that we connected with on Twitter, people that asked us if they could help. We also applied for and received decking materials from 84 Lumber and a couple of friends helped us with appliances and wiring. It is amazing that these people and organizations helped us and this is something that has forever changed the way we feel. I know that not everyone is in a position to help financially but you have no idea how much a kind word or two means to us. We need encouragement. We need to know that we’re not alone. BD: You’ve created a page that goes over some important points of how to deal with a major rebuild after a disaster, which is a great resource for other people facing what you’ve faced. It seems that your situation started off as a cry for help, and yet as things went along, it seemed like your story was becoming an answer to that cry for other people. When did that transition occur? SH: I was very angry at the end of 2009; angry at the system that failed us. We hit so many roadblocks after all of the work we did. We haven’t been eligible for grants because we make too much money. We’re both community college instructors, which in this State means that we make about the same as a high school teacher. However, as I mentioned above, the help that we received over the past year has really changed things. A lot of content comes from our own experiences, like when I broke my ribs going down a ladder in 2008. Our backgrounds are not in anything construction-related so we had a lot to learn and some things you just cannot learn from books. I try to take advantage of other people’s experience and ask a lot of questions. Most people are more than happy to share and I’ve even had quite a few long, meaningful conversations in Home Depot. I find that it’s the little things that make the most impact and that’s what I try to pass on to others. Several of the volunteer groups brought inexperienced people along to teach on the job. I feel good knowing that what they learned here will be put to use on other homes in the future. Sure, we end up with some imperfections along the way but I wouldn’t change a thing because (they are) a reminder of that person. BD: What are some of the most important lessons you’ve taken from your situation and the Katrina SOS project? SH: Do not be ashamed or embarrassed to ask for help when you need it. We waited over four years after Katrina before we asked for help and should not have done so. Also, don’t be judgmental of others asking for help because you do not know their situation. All too often, the middle-class have nowhere to turn. Do your own research before making decisions. In some ways, I feel that our lack of expertise was an asset because we did not know the way things are usually done. For example, we used OVE framing techniques, which allowed us to eliminate a lot of waste because with studs placed 24″ apart, drywall and sheathing fit perfectly. Another advantage is that more insulation can fit in the wall cavity. My point is that we did not think outside the box because we didn’t know what was in the box to begin with. BD: What for you represents success with this project? What’s the finish line for you? SH: I feel that the entire process has consisted of mini-successes and accomplishments. The finish line for me will be when I can come home from work and just kick back in my living room knowing that there’s nothing that HAS to be done.
