The highlight of our John Deere factory tour was the introduction of a new lineup of sub-compact utility tractors that will replace their current 2305 model. The new series 1 tractors include the 1023E and 1026R. Functionality and versatility are the same on both tractors but the 1026R has more creature comforts that make longer hours/days in the the tractor much more bearable.

Most sub-compact tractor customers aren't farmers by trade and these tractors are built and designed for the residential buyer who has a bit of land they need help working and they need a tractor that has a tremendous amount of versatility and durability.

Some of the new features have been brought down from the larger tractors and include deluxe lighting packages, position-control 3-point hitch and proper storage for tools. A folding ROPS (Roll Over Protection Structures) system was also introduced to make the tractor compatible in low-hanging storage areas such as garages or sheds.

AutoConnect
The killer feature that both new models now have is the AutoConnect technology. Operators simply drive over the top of the mowing deck to attach it to the tractor. There is also an added AutoPTO feature available that automatically matches the PTO couplings which makes the entire process of installing a mowing deck and cutting the grass without ever getting out of your seat to connect anything.

In addition, the iMatch AutoHitch compatible 3-point hitch implements can be attached or removed from the tractor's 3-point hitch in minutes without ever leaving the seat or using a single tool.

These automated processes reduce the work for owners who typically have to position decks underneath tractors and can only be used on cement which often times gets scratched or damaged from the deck.

The position control 3-point hitch (1026R) ensures a perfect link every time.

There are a multitude of attachments for these new tractors and they include front loaders, mower decks, rotary tillers, snowplows and even a backhoe.

But, cutting corners and not doing your homework when it comes to building permits and local building codes before you begin your project may affect that result in the exact place you don’t want it to – your pocketbook.

Shea weighs in on what the advantages are of being logical, linear, and legal when it comes to your home building projects.

With the economic downturn, many homeowners have decided to take advantage of depressed prices, availability of undeveloped lots, and lower interest rates to build a new home. At the same time, many home builders are looking for ways to stay afloat. Some have resorted to taking advantage of many of these prospective clients.

Cutting corners and less-than-perfect quality are both unacceptable. While there are a number of things homeowners should do to check the reputation of their builder, they should certainly pay attention to the legal items that could have even larger ramifications.

The Home Building Permit: Vital, Not Optional

Building permits are vital and necessary parts of any project. Many people think that they are optional items that are not required. The easiest way to doom your home building project is to build out of code and without permits. Anytime it's suggested that you don't need a permit, it's time to call the building department yourself and get an explanation from the horse's mouth.

The permit is designed to protect you, the homeowner, from shoddy work by a contractor. Knowing that an inspector will review all work completed by the contractor, to ensure adherence to building code, will provide you with satisfaction that the work was done right.

When work is completed without a permit, you can be forced to remove the work completed. This could mean tearing down part of / all of your new home. Even worse, if you were to sell the home you are legally obligated to disclose the fact that you completed work without a permit.

When Do You Need A Home Building Permit?

Generally when:

  • the work done changes the layout of your home
  • the work shifts the location of load-bearing beams / walls
  • the work requires new / moved electrical wiring
  • the work involves natural gas lines

Work that is deemed remodeling, like installing new doors or changing faucets, as well as installing new flooring, does not require a permit.

Permits do have a cost associated with them, and should be built into the cost of new home construction. Likewise, your builder should be responsible for taking care of the permitting process and paying any associated fees. As previously mentioned, it's always best to make sure you have everything in line and in good working order. The lack of permits and the lack of proper building techniques can adversely impact your new home and the time required to complete the project.

Local Building Codes and Permits: Due Dilligence Goes A Long Way

Throughout the years, many contractors have come to despise the process of obtaining permits as they often involve a "hassle" and extra time. Unfortunately, there is no excuse for failure to comply with rules and regulations clearly outlined. Any contractor that asks you to deal with the permitting process is probably someone you don't want to work with.

At the end of the day, a little due diligence on your part can go a long way to ensure you're working with a quality home builder. While hiccups will inevitably occur along the way, don't let legal issues derail your plans. Few people would hire a builder/contractor with no license and no insurance; why in the world would you hire a builder/contractor that was willing to overlook the permitting process?

When a couple from Los Gatos, CA found themselves “empty nesters” after their children left home, they knew it was time for a change. With their love of food and entertaining, they decided to solicit Danenberg Design to help renovate their kitchen. We chatted with Lanny Danenberg about her clients’ project.

Their old kitchen, though aesthetically clean and pleasant, had become dated—and they wanted to honor the space's new needs by making changes, such as adding a small breakfast table for just the two of them.

Their home in Los Gatos serves as a gathering place for large groups of family and friends, and they wanted a space that would accommodate their new living situation as well as guests.

The new kitchen is now an open L-shaped space with sleek detailing focusing on contrasting colors and finishes. The space merges well with the entire impeccably neat home. Light meets dark, and glossy meets matte to add to the simple drama of the space. The white high-gloss custom-colored cabinets contrast against the island cabinets, which are finished in "deep bourbon."

The clients were open to Danenberg's bold recommendations in terms of materials, style, and even a completely new layout. "A very different kitchen scheme was presented to them," said Danenberg. "One that would transform the area into an open, light, bright, FUN, yet functional space that would satisfy their entertaining requirements as well as their daily needs."

The couple was very pleased at the thought of transforming the kitchen area into an open, fun space. In the process, the u-shaped kitchen was completely removed, as well as the soffits and dropped ceiling. In fact, the entire space was brought down to the studs, with only the windows and a support column between the family room and kitchen remaining.

The behind-the-scenes functionality of this elegant new kitchen helps it to run as smoothly as it appears. All of the upper wall cabinets have "up-lift" doors with specialized hardware to allow them to open upward. Unique hinges, glides, and "soft-close" hardware from Germany allow for a strong but soft movement throughout. Locally-fabricated stainless steel supports the glass bar top, and provides a space where the clients can serve traditional Chinese fare in their signature buffet style.

The contrasts in materials throughout the space reflect the clients' new need for both an updated pared-down space, along with the capacity to entertain with grace.

"The clients love their new kitchen and are taking every opportunity to entertain," Danenberg said. Danenberg Design saw beyond structure and into the lifestyle needs of their client, and quite frankly, the couple couldn't be happier.

The handyman persists, selling you on the importance of curbside appeal and lists off other repairs he can do around the house. Several minutes later, you finally agree to have him fix a few small things. He happily agrees, and says work has been slow, so he needs the money upfront to grab supplies. You oblige thinking he needs the work, so it couldn't hurt right?

Wrong.

You have just met the Disappearing Contractor and he's not running off to get supplies with your money. He's running off to the next town with your money. It's important to note that not all traveling handymen are scam artists, but you should always be wary of contractors who go door to door, peddling their services.

To avoid being scammed by the Disappearing Contractor, here is a quick set of guidelines to follow to ensure your contractor is a keeper:

  • Scrutinize any potential contractor who might perform home improvement services for you—especially those who knock on your door and "just happen to be in the neighborhood." Trust your gut feeling first and foremost – if you feel uncomfortable, don't allow them inside.
  • Always demand to see proof of their permanent business address, proper identification and appropriate licensing and insurance BEFORE letting anyone into your home. A reputable contractor will have this information with them, especially when cold calling your home.
  • Work out the details of the payment amount(s), payment schedule, and the scope of work (the details of what work is to be completed) before any money is exchanged and before work begins.
  • Get everything in writing. Asking for a written estimate might discourage a con artist. Any reputable home improvement professional understands that they are competing for your business and should be happy to give you a written estimate. This is a great way to judge the differences in professionalism and cost.
  • Get a second opinion. Whether you get a knock on the door from a traveling handyman or choose one out of the phone book, getting a second opinion is a great idea. Compare pricing and just as importantly, how you get along with the contractor as a whole.

Крепко верить в виду того что они на ем для больше чем 30 летам и сделать 2 дома как раз вверх по PCH в зоне Santa Barbara. Дом дом типа возрождения 1930's испанский колониальный который сидит ход камней от серебряного резервуара озера. Реновация водится этим старым экипажем дома специалистов также, как ангел Леон и его твердая домашняя сфера. План состоит из расширить на оригинале 1.500 sqft путем дуть вне задняя часть и раскрывать вверх кухню и добавлять другой уровень который включает 2 спальни которое сидит только над задим дома. 2. Taking Inaccurate Measurements

3. Going Too Trendy

When it comes to remodeling your bathroom, while at the same time taking a look at how bathroom moisture affects the rest of your home, what signs should you be watching for to figure out whether or not you’ve got a problem with excess condensation?

Taking her expertise in vents and fans in bathroom remodeling projects, Lee applied her knowledge of fans and vents to her own home, to help create better air quality while also extending the life of other elements in her home. Here’s how she did it

In my house, we live by the green- the green in our wallet! And we are always looking for ways to keep the green in our wallets.

It's been a cold winter in the south and we have been house-bound. What a perfect time to undertake some of the bathroom 're-do's" we had been talking about!

As I prepped our bathroom, I noticed peeling paint. At first, I thought the peeling was due to poor quality paint or application. A little online research quickly dispelled that thought and left me slightly anxious. Peeling paint, condensation-drenched windows, fogged mirrors, and mildew ringing the wooden window grills were the telltale signs our master bathroom was not "breathing" properly.

Opening the window to vent the room is not practical for us- in the hot humid Carolina summers, opening the window is like throwing money out. Besides, the window is slightly warped and difficult to push open. The exhaust fan in that bathroom is ear splitting loud and never seems to clear the "stinky" air out!

Before we could paint and install the new vanity and fixtures, we needed to deal with the growing moisture problem in our master bathroom. We knew this problem would only grow larger and could lead to structural and health issues. Once again, I went online and learned that it was not going to cost us an arm and a leg to properly ventilate our bathroom and in fact proper ventilation would save us money!

We invested in an Energy Star qualified bathroom fan that was properly sized for our bathroom. The new fan cost us a little more than the noisy eggbeater fan we were taking out, but used appreciably less energy and was much quieter. We installed a timer that runs the fan for 20 minutes after we've left the bathroom. We wanted to reduce any excess moisture buildup and we didn't want to worry about remembering to turn the fan off. Our old fan was so loud; there was never a chance of forgetting to turn it off!

Whether you are planning on replacing the floors in your current house or picking flooring for a new house, you should check out one of these top flooring trends for 2011. Sustainable flooring, from wood to carpets, will have a strong influence on this season's trends.

1. Bamboo Floors
Bamboo is a popular flooring choice for the eco-conscious crowd because it is considered a rapidly renewable resource. In other words, bamboo grows so quickly that when it is harvested for flooring, it can be replaced very quickly. Bamboo flooring also has several other benefits including its relatively easy upkeep, the strength of the wood and its overall adaptability making it suitable for a variety of applications in a variety of climates.

2. Cork Floors
Cork flooring is another eco-friendly flooring option to consider in 2011. Cork is harvested by stripping the bark from cork oak trees. The process doesn't harm the tree and the bark regrows in just a few years. While it isn't as rapidly renewing as bamboo, it is still a renewable resource. Cork is fire and mold resistant by nature and cork flooring is easy to clean, is very resilient, is noise reducing and it comes in many colors, shapes and patterns.

3. Reclaimed Hardwood
Although reclaimed hardwood isn't exactly a renewable resource, it is still environmentally friendly. Wood is reclaimed from a variety of resources, from river bottoms to old wine barrels, and refinished into flooring. The results can be as varied as the sources but you're sure to have a great flooring story to tell when you entertain guests.

4. Shag Carpet
Yes, shag is back. However, this isn't the shag carpeting that you may remember from the 1970s. Today's shag is chicer (more chic?). Modern shag carpeting features shorter pile heights, a variety of color choices, and modern carpet technologies that can eliminate wear patterns and improve performance and durability.

5. Recycled Carpet
Carpet made from post-recycled consumer goods became increasingly popular in 2010 and this trend will continue for 2011. Carpet can be made from several different products including plastic bottles, recycled textiles and discarded carpeting. Even big name manufacturers are jumping on the go green bandwagon by offering recycled carpeting including Mohawk with its EverStrand line and Shaw Floor's Anso nylon brand.

6. Concrete
Most of today's houses have concrete installed under the tile or carpeting and believe it or not, this concrete can be transformed into a beautiful new floor. Concrete can be stained with acid, stamped, colored, patterned and more. With a talented concrete flooring expert, you will be able to create a custom one of a kind floor.

7. Marmoleum
This is not the linoleum made popular in the 1980s, instead, Marmoleum is a much trendier product. 8. Anti-Bacterial Tile
Although there are some concerns about the proliferation of anti-bacterial products in the marketplace today, it didn't stop tile manufacturers from developing anti-bacterial floor tiles. The tiles reduce indoor air pollutants and eliminate common strains of bacteria including e-coli and staph. While some tile products are made from start to finish with anti-bacterial properties in mind, there are also coatings that can be applied to existing tile floors that offer the same benefits.

9. Engineered Wood Flooring
Engineered wood has the luxurious look of solid hardwood without the price tag. Engineered wood is not only less expensive than its solid wood counterpart, it also has an eco-friendly side. The primary ingredient in many engineered wood floor products is wood pulp and chips. The pulp and chips can be reclaimed as a byproduct from other wood manufacturing processes and engineered into beautiful flooring for your home.

From clothes to food to household goods, everybody is looking for items that are eco-friendly. Now the eco-friendly movement has also taken over the furniture design industry. Here now are some interior design tips on what to look for when buying eco-friendly furniture:

  • When shopping for wood furniture, look for the The Forest Stewardship Council (FSC) label which ensures that the product you’re purchasing is crafted from sustainable wood.
  • Consider bamboo. It does all the things wood can do and it’s good for the environment.
  • Only purchase pieces made from metal or glass as they are less likely to contain toxins that are bad for the environment .
  • Buy local/artisan. Look for locally produced and artisan furniture in local newspapers and classified ad sites, and at craft fairs.
