Cost Versus Value!

A cost versus value report from 2010 – 2011 states that if you want to add value to your home then improving the outside is the way forward.

Realtors have stated that exterior improvement projects have proved to be the most cost effective way of adding value to your home. They are saying that after a year of the project being completed the value is recouped after resale. They also stated that exterior remodeling is 9 out of 10 of the top most cost effective actions taken to add value to your home. The economic situation has affected people considering bigger projects, and instead replacement projects are over taking remodeling and additional works.

The cost improving your curb appeal is lower yet adding value so it’s no wonder it’s the most favorable way to add value to your home.

The National Association of Realtors President agrees that outside improvements are the least expensive way to improve the value of your home. First impressions really count as the outside is the first thing potential buyers take in as they approach. Your curb appeal also gives them an insight into the pride you have for your home, so they already have a good impression before they enter.

Below are the nations 4 favorable cost effective exterior projects

1. Garage Doors

Replacing your garage door is a simple effective way of updating the exterior of your home. Garage doors are a sound investment at just over a thousand dollars.

$1200 for an estimated recoup of 83.9% on resale

2. Front Doors

New doors have been the top project that has recouped the most value this year and is forecast to be the only project that will increase the value of your home more than the cost.

Fibre glass door – $3,490 – Steel door $1,172 on resale an estimated recoup could be 102.1%

3. Wooden Decking

Adding wooden decking is an instant curb appeal improvement and could easily be the project that closes the sale of your home.

Costs around $10,634 with an estimated recoup of 72.8%

4. Window replacements

were also said to make a considerable difference and return around 70% of costs.

Vinyl window replacements $10,728 and wooden at $11,700

Finally in the costs versus value report nine regions were researched with four in particular having the highest percentage of costs replaced on sales.

The area’s are:

Pacific side – California, Alaska, Hawaii, Washington, Oregan

West South Central – Texas, Louisiana, Arkansas, Oklahoma

East South Central – Kentucky, Alabama, Mississipi, Tennessee

South Atlantic – Columbia District, Virginia and West Virginia, South and North Carolina, Maryland, Georgia and Florida.

5 путей держать вашу домашнюю грелку - никакому термостату!

Posted: 17 Jan 2011 09:00 AM PST

As part of an ongoing series from guest poster Robby Monk of Holtkamp Heating and Air, experts in HVAC in Georgia, here’s a post about how to make the most of your home’s interior heat without touching that dial – your thermostat dial, that is.

Robby?

***

Baby, it's cold outside.

And, as temperatures drop, heating bills tend to rise. Thankfully, there are some simple steps you can take to keep your home warm without having to touch that thermostat.

1. Close off unused rooms
Many of us have guest bedrooms or storage rooms that get very little traffic during the winter months. When you are not using a room for long periods of time, shut the door and close the heat vents inside the room. This simple step allows more heat to circulate in your used rooms; and, if the unused room has exterior walls, the closed door serves as one more line of defense between you and the cold weather outside.

2. Put up heavy curtains
A heavy set of curtains can help block wintry drafts from any home window or door. Curtains that have insulated backings are ideal for eliminating cold air from coming inside your home; however, any heavy-duty fabric will help. For those interested in an art project, sewing curtains can be a great afternoon activity, or you can simply purchase a set at any department store. Once the curtains are up, be sure to open them when the sun is shining to let heat inside. Once the sun goes down, close your curtains to better maintain the heat inside your home.

3. Use your fireplace
Fireplaces can add just as much warmth to your home as they do style. During the winter months, have a professional come and check your fireplace for any potential leaks or safety hazards. Then, get to burning! Start a wood collection and throw on a pile of logs any time the weather outside gets chilly. Fireplaces can add significant warmth to several rooms inside your home, not to mention they add a cozy element that is just unbeatable during those cold winter months.

4. Get to cooking
When the weather gets cold, opt to stay inside and cook a great meal instead of going out. Not only will it save you money, but it'll also create warmth in your home. Stove-top cooking produces steam, which causes moisture levels to rise and adds warmth to your kitchen. And, with all the baking that wintertime holidays have to offer, cooking in your oven is the perfect chance to fully utilize your oven's warmth. Once your food is ready, leave your oven door open and allow the excess heat to warm your house.

5. Reverse your fan
Most fans contain a switch that allows them to rotate clockwise or counterclockwise. Since hot air rises, it is important to turn your fan's switch so that its blades rotate clockwise during winter months. This motion pushes the hot air trapped on your ceiling downwards and keeps your house's heat circulating efficiently.

By taking these few simple steps, you can keep the heat in your home up while keeping your costs down.

ComScore recently reported that 2010 holiday spending went up 16% compared to last year and a whopping 12% of that increase came from online purchases! That’s exciting news for the economy but the boost in online shopping is even more surprising. Buying online offers huge advantages like better selection, better prices and avoiding the crowds. Has it really taken this long to catch on?

Appliance Shopping

Appliances are a big expense for every homeowner and any way to cut those prices is a huge benefit. Here are several strategies that you should consider before purchasing an appliance. Individual discounts may be small, but adding them up can make a big difference. By combining all four of these tips, you’ll walk away knowing that you got a good deal.

Getting the Best Online Deal

Shipping & Haul Away
You can always find free shipping! Retailers often offer free shipping over a certain price point. For instance, Amazon ships free for anything over $25 dollars. You can also sign up for a free, 30 day trial of Amazon Prime and receive free, two-day shipping on every purchase. Make sure to opt-out in time, else you’ll pay $79 for this perk.

Other venues advertise free shipping promotions every few weeks. Keep on eye on circulators and online coupon sites for semi-regular deals. The best promotions will include free haul away too. If all else fails, call and ask. Often times, they’ll include the shipping just to complete a sale.

Sales Tax
In 1992, the Supreme Court ruled that out-of-state vendors are not required to collect in-state sales tax as long as that retailer had no physical presence in your state. That means you could save up to 8.25% (CA is very high) online! If you’re counting on this benefit, you should act sooner than later. Amazon is in litigation with the state of New York and depending on how that goes, other states may look to grab their piece of the pie.

Coupons and Discounts
A quick search online brings up coupons and promotions for just about every major brand. Some of the best deals include 10-25% or more off many of their products ‚ even large appliances. Using a coupon can amount to as much as $300 or more in savings. One Project Closer maintains a list of the best Sears discounts and AJ Madison coupons available online. Take a look before you buy.

The Right Time
Recently, Consumer Reports unveiled a calendar describing the best time to buy. They argue that sales are predictable and, by timing your purchase, that you can save big bucks. It turns out January is a great time to buy cookware and treadmills! However, the calendar is only a general guideline and getting the best deal may mean sacrificing some selection.

Cleaning debris from your home pool is a never-ending thankless job. The Solar Breeze – the world’s first solar-powered robotic pool cleaner – will eliminate the need to hand-skim Nature's messes.

Solar Breeze is an intelligent robotic device that's powered by the sun. Solar panels absorb the sun's energy, even on slightly overcast days. It stores the energy it collects during the day in its rechargeable lithium-ion battery. The battery lets this nifty device continue to operate for several hours after sunset.

At night, when the power's drained, Solar Breeze shuts down, going into "sleep" mode. Its LED's will flash red, alerting you to low battery power levels. After sunrise, once the sweep has accumulated enough energy, it "powers up" and begins moving again.

Solar Breeze utilizes two paddle wheels to move. A front "Bumper Wheel" lets it "know" when it's hit the side of the pool. An on-board computer helps it navigate away from pool edges, toys or rocks, putting the pool cleaner into reverse. It then turns the device in one direction or another, then begin moving forward.

This rectangular gadget sweeps up anything in its path – leaves, pollen, dirt, even suntan oil that's on the pool's surface. Emptying the Solar Breeze is easy. Switch it to "off" and remove it from the pool. Remove the debris from the unit's tray and empty it into the trash. Replace the tray, close, switch it back on and it's ready to go.

The Solar Breeze can also help filter the pool's water as it passes through the collection tray. Its 50-micron mesh filter, held in place by a plastic screen, is what captures the debris from the pool's surface. The screen's easy to remove and clean.

This handy device can also help keep your pool's chemicals in balance by distributing chlorine as it sweeps.

The only time you need to remove Solar Breeze from your pool is to clean it and when you're swimming. All this, and it saves you energy too!

Because it's electricity free, Solar Breeze can help cut your power usage. It's a time saver and an energy saver. About the only drawback is on cloudy days its operating time is likely to be reduced and it will have limited or no operation on rainy and heavily overcast days. But when the sun comes out again, it's off and running.

Priced at $499 , the Solar Breeze is available at Solar-breeze.com.

7 путей уменьшить конденсацию окна и крытую влагу

Posted: 13 Jan 2011 09:00 AM PST

Your windows serve a number of practical purposes in your home, including the obvious sources of natural light infusion and the all-important wintertime function of heat retention. But, also in the wintertime, the difference between the cold air outside, and the cosy comfort inside can result in another issue – moisture in the form of condensation.

So what are the sources of condensation, what’s to be done about it? Here’s window replacement expert Roone Unger of exovations.com to tackle these common questions …

***

Why are my new replacement windows getting condensation on the inside of the glass?

This is a very common question with homeowners not just after having windows replaced. Sometimes a homeowner may be considering replacing their windows in an effort to cure this problem. To answer these questions lets determine what causes window condensation.

Condensation is visible evidence of moisture in the air. It may appear as water, frost, or ice on the surface of windows and doors. This occurs more frequently during the winter months because of the extreme differences between the inside and outside air temperatures. The warmer the air, the more water the air can hold. This means that the air in the center of any given room will hold more water than the air adjacent to the window or door walls, since this area is always cooler. When the warm, moisture-laden air moves toward the cooler window or door wall, it becomes cooler and cannot hold the moisture it held when it was warmer and is dropped. This effect appears as water on the glass and frames of windows and doors.

Windows do not cause condensation, they just happen to be the place where moisture is most visible. Condensation is a sign of excess moisture in the home.

Temporary sources of condensation

  • New Construction or Remodeling: Building materials contain a great deal of moisture. As soon as the heat is turned on, this moisture will flow out into the air and settle on door and window glass. This will usually disappear following the first heating season.
  • Humid Summers: During humid summers, houses absorb moisture. This will be apparent during the first few weeks of heating and then should dry out.
  • Temperature Change: Sharp, quick, and sudden drops in temperature especially during the heating season will create temporary condensation problems.

More permanent sources of condensation

  • Poor Ventilation: Insufficient attic ventilation and/or soffit ventilation is trap moisture in the home. Having sufficient soffit vents to allow air flow through the attic ventilation will allow moisture and humidity to escape
  • Excessive Humidity: Excessive humidity may be the result of poor ventilation but can also be a result of an imbalanced heating and air system or a need to add additional ventilation such as bathroom or kitchen exhaust vents.

Controlled ventilation and elimination of excessive indoor moisture can keep humidity within bounds.

Here are 7 suggestions to help reduce indoor moisture

1) Turn off or set back furnace humidifiers until sweating (condensation) stops. Remove pots of water on radiators or kerosene heaters.
2) Use exhaust fans or open windows slightly in kitchen, bathroom and laundry room during periods of high moisture production such as cooking, taking showers, washing and drying clothes. Clothes driers must be vented outside. Do not hang clothes to dry indoors.
3) Keep the basement as dry as possible by waterproofing floors and walls.
4) Make sure attic vents are unobstructed.
5) Place all house plants in one sunny room where the door can be kept shut and avoid over watering.
6) Opening windows slightly for a brief period of time will allow humid air to escape and drier air to enter.
7) Use a dehumidifier, properly sized, to reduce the humidity in the house.

Excessive indoor humidity and moisture are not the result of your new windows. You should use the amount and severity of window condensation as a sign that moisture damage may be taking place inside the walls or ceiling cavities of your home. This can lead to rotting wood, deteriorating insulation, and blistering exterior paint.

После 170 лет Hermès перескакивает над Сен

Posted: 13 Jan 2011 04:00 AM PST

Hermès has style dived over the Seine after 170 years to embrace 2011 with a brand new store on the exclusive Rue de Sevres in the fashionable area of Rue des Près. The building was carefully chosen due to being an historical landmark, once housing the Lutetia swimming pool. The building steeped in history and a pure example of art deco has been brought to life once again.

Making a great entrance!(credit)

Hermès brand has always identified with the respect of old richness while welcoming the new. This famous Parisian brand still maintains it’s stance and is eponymous with the culture of France and Paris. Quite hard to believe that it all began back in 1828 when the Hermès family, German protestants, settled in France. In those days transport was by horse so it all began with a harness workshop on the Grand Boulevards of Paris established by Thierry Hermès, dedicating his focus on the gentlemen of Europe.

Sweep your way down to an historic area!

The Lutetia swimming pool was once a place to be seen back in the 1930′s. After it closed in 1970 it was immitated into a famous showroom for ready to wear designers Elie and Jacqueline Jacobson, better known as (Doretheè Biz). Very glamorous fashion soirees took place at the pool making it a place to be for a good time. An amazing place to have as your office!

Chic yet remembering the past!

Given the historic status of the building the pool became the same becoming a landmark monument in Paris. Hermès have adhered to the renovation guidelines of the famous pool and gave the important job to Denis Monte and the RDAI agency the architects who create and design stores for Hermès all over the world. The concept being a harmonious relationship between history and present and restore an historic joyous landmark back to public use. The restoration oozes the essence of the spirit here back in 1935 yet brings you the Hermès expression and style.

Naturally alight thanks to the skylights and the wood huts!

The interior design of Rue de Sevres could well be an architects dream however Hermès also wanted to recapture the original design so the pool is tiled with mosaic stoneware in stunning greys, greens, gold, silver and white. They wanted to try and recreate a sparkling surface of water to be embraced and complimented by the lighting system and projections on the ceilings.

Acting like sculptures of light!

When you walk into this store the vibe is minimal but you are drawn towards the natural light allowed through the tops of the huge wooden huts as you approach the swimming pool area. It soon becomes a different world as the wooden huts appear alive as if reaching for the light and the interpretation is modern art with the pool oozing roundness, curves and a wavy combination that pays the utmost respect to the once Lutetia pool.

Beautiful space filled with all things Hermès adorable!

The magnificent staircase delivers you into a world of fantasy, the shape is a dramatic curve that offer the levels below like a presentation of a precious gift. This lower level which was once the famous pool seems to sustain the same magic and bring to life the sculptures and design that Hermès so wanted to retain.

Welcome to luxury!

Hermès Rive Gauche on ‘le Rue de Sevres’ has defined her mark on the left bank, hopefully bringing as much luxury and style as her sister has for the next 170 years and more.

Самое лучшее C&H CES 2011

Posted: 12 Jan 2011 10:39 AM PST

CES was amazing this year. If you ever get the chance to attend, go! The energy was up and the size of the displays and booths were bigger than ever. There were a ton of ground breaking products launched but many of the best were refinements on previous products.

Themes from the show included: Advancements in 3D gaming, 3D personal cameras, LED televisions (most with 3D capabilities), Kinect Virtual Gaming and Connected Home Appliances.

Kenmore Connect
We mentioned the Kenmore Connect appliances as a must-see at the show and after getting a demo from Kenmore, this is definitely the future of home appliances.

Imagine your appliance goes on the fritz but can self-diagnose and communicate directly with a service tech. That's what Kenmore Connect is going for when their line of products launch in 2012. These appliances will also give you control of operation via your smart phone. While they don't condone this, you'll be able to turn on your oven remotely and if timed right you'll have dinner ready by the time your home.

Sony 3D Bloggie
The popular Bloggie which is a direct competitor to the Flip Camera has been upgraded this year and Sony will offer it in a 3D version. It's got two lenses on the front which record the action and otherwise it functions just like the current bloggie. You can view the 3D movies on YouTube with any basic 3D glasses or through your Sony TV with Sony glasses.

Polaroid 300
The instant camera is back and the Polaroid 300 produces business card size photos that develop just like the old cameras you remember. For $89 you get the camera and film is $9.99 for 10 prints. (shown above)

Marley Headphones
The booming booth next to Samsung was the party at Marley Headphones. Not only were attendees gathered to enjoy the live music but exhibitors from nearby booths were taking breaks at the Marley display. Apparently the Marley family has licensed their name to a headphone manufacturer and they've actually created some sharp looking headphones that are also comfortable and sound great. Our favorites was the leather banded model. Or maybe that's hemp banded?

Important Safety Resolutions to Start Your New Year Off Right

New year, new opportunities indicates weekly trips to the gym, carrots instead of candy and an opportunity to break bad habits. How about a resolution that goes beyond 2011 and keeps your children and home safe for years to come? This year, make it a priority to childproof your kitchen and clean beyond the countertops to keep your family happy and healthy all year long.

"Your kitchen never gets a day off," said Dylan Conner, owner of Mr. Appliance of The Central Valley in Fresno, Calif. "Between hot appliances and sharp cooking utensils, kids can often be in danger of hurting themselves. Fortunately, homeowners can prevent most accidents by making a few simple adjustments and educating their children about kitchen safety."

Follow these resolution tips from Mr. Appliance to keep your kitchen clean and your kids safe:

Refrigerator
•Keep items not safe for kids on higher shelves. Place juice boxes, apple slices and cheese sticks on the lower shelves for a healthy snack within your child's reach.

•Soak refrigerator removable parts in the sink with warm, soapy water to remove stains from food spills to keep new produce as fresh as possible.

•Position refrigerator shelves to make it difficult for children to climb inside and close the door leaving your kitchen with a dangerous hide-and-seek spot.

Stove and Oven
•Turn pot and pan handles in and away from the edge of the stove so curious hands can't pull them down.

•Remove oven racks and wash them by hand with warm water and soap to remove caked on food that can burn in your oven.

•Establish a "safety zone" marked by a small rug or area of the kitchen to keep kids several feet away from the oven while it's hot.

Microwave Oven
•Wipe interior microwave surfaces with a mixture of two tablespoons baking soda and one quart water to remove food stains and keep your microwave clean for future use.

•Encourage children to use an oven mitt when removing a hot plate or bowl.

•Heat a microwave-safe bowl of vanilla extract for three minutes to give your kitchen a fresh scent.

Dishwasher
•Keep the dishwasher closed when you're not loading or unloading. Sharp utensils inside can be dangerous to children.

•Create a "safety zone" when opening the door to a steam-heavy dishwasher to avoid burns from the hot steam. Teach children to wait for dishes to cool down before unloading.

•Give your dishwasher a fresh start to thoroughly clean your dishes. Remove food residue by running an empty dishwasher with a cup of white vinegar.

Most of these resolution tips can be accomplished in a matter of minutes and keep your home safe and energy efficient, too! If you find a problem that you can't handle, contact an appliance repair professional to help.

MOCA представляет `Suprasensorial

Posted: 12 Jan 2011 04:01 AM PST

Suprasensorial is a presentation and celebration of experiments in light, color, and space created by 5 Latin American Artists with a solid reputation in the design world, Carlos Cruz Diez, Lucio Fontana, Julio LE parc, Helio Oiticica, Neville D’Almeida and Jesus Rafael Soto. The Museum of Contemporary art (MOCA) is the first exhibition to debut such an outstanding display of art. The concept behind the exhibition is to demonstrate the natural functions of art with light color and space through these temporary large scale unique exhibits.

A generous space to cellebrate art with light and color! (credit)

The exhibits are expected to practice contemporary visual art by illuminating the surrounding field and expanding the interpretation between the space and the light, something that was very much a Calafornian trend with some Latin influence back in the 60′s.

Moving around allows you to sense the art form!

Suprasensorial is made up of five exhibits each exemplifying the relationship between space, light and color in free form art without any materials. The artists have embraced an unknown form of art to create a new art and viewer relationship.

Appreciating the color created by the space and light!

They wanted the viewer to look but to also sense the relationship between these 3 factors and hopefully appreciate the aesthetic. By making art an everyday life they wanted to share Suprasensorial with the public, where they can engage a different perspective of art without an object!

The water becomes a dynamic surface!

A highlight of the exhibition is a swimming pool installed amongst colored lighting with projections on the walls of notations taken from John Cage’s book. The public are encouraged to swim in the pool where the artist are hoping their movement and integration will add to the sensorial experience.

Immerse into the art for a Sensorial experience!

They have taken away the typical appreciation of art by standing in front of it and admiring it, instead they have given the viewer something to breath, see and sense by moving around it.

Breath and feel the surrounding art!

All five exhibits couldn’t have been with out the five artists. Each and every one of their creative brains has participated to create this phenomenon. As artists they have produced and achieved something of a masterpiece where art is not only seen but also felt.

Free form art at it’s best!

The Suprasensorial exhibition is at the Geffen Contemporary at Moca from December 12th 2010 to February the 27th 2011. Suprasensorial will travel to the Hirshhorn museum and sculpture garden in Washington DC from June 23rd – September 11th 2011.

Fully engaged in a kind of Sensorial exhaltation!

The museum of contemporary art (MOCA) was founded in 1979 and during this time as achieved a renown reputation and rapid growth. The MOCA mission is to be the internationally acclaimed museum of contemporary art. With three locations in Los Angeles, 14,500 members and over 6000 works of among the finest in the nation they are well on their way.

5 причин полюбить Tucson

Posted: 11 Jan 2011 05:15 PM PST

Saturday morning the residents of my hometown, Tucson, Arizona, were shaken to the core as was the rest of the Nation. The assassination attempt of Congresswoman Gabby Giffords and killing of six people who were attending her event in Northwest Tucson has once again put the National spotlight on Arizona in the most unflattering of ways.

2010 wasn't kind to the Grand Canyon state which was embroiled in controversy regarding a new law that some say unfairly targeted Latinos but others argue is necessary to protect the communities and interests of the State. Many ask "What is happening in Arizona?" Well beyond the political turmoil, the city of Tucson is a tight knit community which is as well-equipped as any to deal with the recent tragic events.

My parents settled in Tucson more than 40 years ago and have since served the community as ministers of Unity of Tucson. The congregation has been touched by members who were friends with some of the victims and although its difficult to imagine how they feel, I'm comforted to know they have a supportive church and community to lean on.

Since leaving Tucson after college I've come to have a greater respect and appreciation for the city and want to share some positive attributes of this amazing community. Don't judge Arizona by what the talking heads are telling you, visit for yourself and you won't be disappointed, here's why.

The Weather
It's a cliche' but 9 months out of the year the weather in Tucson is amazing! Yes it does get brutally hot but I'll take a 115 and dry over 95 and 90% humidity.

The Outdoors
When it's sunny outside there is no excuse not to enjoy it and the natural beauty that surrounds Tucson beckons to be explored. Sabino Canyon sits at the base of the Catalina mountains and there is a small creek that runs (sometimes strong) through the canyon. The variety of flora, cactus and wildlife is staggering for an area so close to an urban environment. A Tucson jewel. Mt. Lemmon is also an amazing respite in the summer and there are a ton of hiking trails, biking, climbing and camping opportunities throughout the valley.

University of Arizona
Yeah - it's my alma mater and I bleed red and blue and grew up on the great Lute Olson Wildcat basketball teams, but beyond McKale Center which helped put Tucson on the map, sits a first-class public university. The University of Arizona continues to achieve high marks across the board for academics and campus life and the University doesn't just sit on it's laurels but continues to build and innovate. Spend an afternoon hanging out on the "mall" (grass covered central common area) during the school year and you'll be hard-pressed not to want to go back to school.

10 вещей, котор нужно рассматривать закупая Foreclosure

Posted: 11 Jan 2011 09:00 AM PST

Although foreclosures can be a lucrative venture for buying low and selling high, they also carry with them a plethora of pitfalls and baggage. If you're looking to purchase a foreclosure, there are a number of things to watch for along the way to ensure the success of your investment. Below is a list of 10 things to consider when purchasing a foreclosure – a simple guide to an otherwise complicated process.
1. Know the Law
Because foreclosure properties will always come with a degree of baggage, the first thing you should do is to educate yourself on all local and state laws that surround such a purchase. By doing this, you'll know what to expect within the process; the duration, purchaser rights, buyer obstacles and general knowledge of what to look for to improve the quality of your decisions from start to finish.
2. Know the Condition of the Home

Now that you're an expert on the laws surrounding the purchase of a foreclosure, you should enlist the help of a home inspection expert to view the premises and fully inform you on the current condition of the home. Although you might be getting steal of a deal at first glance, a simple home inspection might reveal many structural or cosmetic problem areas that can cost you big dollars in maintenance along the way.

This inspection should be thorough and include all aspects of the home such as, air quality, condition of the roof, peeling or bubbling paint, electrical systems, plumbing, load bearing beams, bad grout, termites, air and heating systems, carpets and everything else in between.

3. Know Your Added Expenses
Original image source

If the home inspector finds a number of problems within your home, you'll want to know the bottom-dollar expenses for all required repairs. In the end, each and every repair to your foreclosure will cost something extra – make sure the added maintenance expenses are realistic, within your budget and that they ultimately add to the value of the home, so that you can realize that profit eventually.

4. Know Your Total Price
Now that you know the price of your home and the added expenses required for maintenance, you should consider your total price – the actual dollar amount you will be paying for the home, the repairs and all back-taxes, liens and any other financial responsibilities that might be outstanding. The biggest mistake one can make in buying a foreclosure is to assume that many of these historical debts are accounted for in the agreed price – always know the total price.
5. Know the Home's History
Although a home inspector will reveal some of the more obvious current conditions of the home, it's always a good idea to inquire with the city about the history of the home. Whether you're superstitious about past tenants or simply want the structural facts, city records will tell you about any major renovations of old; whether the proper permits were filed, if there was asbestos in the home and many other historical details that can reduce your future risks as the owner of the home in question.
6. Perform a Title Search
In relation to knowing your total price, when buying a foreclosure you need to perform a title search to make certain that you are only paying one mortgage. From time-to-time there might be a dangling second mortgage (that you didn't know about) that can get in the way of your total expenses and your ability to close on the deal. If there is a second mortgage attached to the foreclosure, confront this issue immediately.
7. Know the Selling Status of the Home
The foreclosure process is a bureaucratic jumble that involves many moving parts so you'll want to make sure you're aware of where your home stands within that process. The basic question to ask is whether the home you're looking to purchase is in auction or REO (real estate owned)?
If the home is in auctions, you'll have to act fast and won't have much time to do much research on the property. Additionally, auction bid prices do not typically include any back-taxes or liens so you'll want to account for those.

REO is when a home fails to sell at an auction and is therefore being sold by the bank. Although REO has its own set of rules that should be researched thoroughly, it's a slower process that offers a bit more time to do the necessary.

8. Consider How the Home was Left Behind
When homes go into foreclosure, they are often abandoned in a hurry and rarely prepared for the void of occupancy. For example, if the home is vacated in the fall and not properly winterized, you should look for hazardous issues within the plumbing; stagnant water in the pipes that can freeze and cause the pipes to crack. Definitely have the plumbing inspected and make sure the home was stored properly and thus, move-in ready.
9. Is Everything Intact That You Paid For?

In addition to foreclosed homes being vacated in a hurry, the previous tenants are rarely happy about the terms of their departure – most likely, they were forcefully kicked-out and in turn, slightly disgruntled. That said, you'd want to look around and make sure that everything is in place, accounted for and didn't get taken with them on their way out. After all, you paid for a whole home so you'll want to make sure it comes equipped with all of the fixtures, toilets, sinks, cabinets, etc that you bargained for.
10 . Location, Location, Location
Of course, the golden rule of real estate is location, location, location. In the case of foreclosure, you'll definitely want to check that the location of your home is suitable to your lifestyle in terms of access to schools, churches and basic needs but you'll also want to make sure the area is worth investing in. Meaning, if the home is in foreclosure, make sure that the neighborhood isn't notorious for foreclosures – this will affect your ability to sell at a profit in the future.

Удивительно просто живущая комната Revamp

Living room not working for you? That’s fairly common—as often as every January for some. While you may be tempted to rip the whole place down and start from scratch (and maybe scream for satisfaction in the process), you can create an entirely new-feeling living room without the overwhelming hassle—or cost—of completely starting over.

In fact, the revamp can be surprisingly simple. Consider these five tips for making over your living room.

1. Fresh paint for a new year

Don't disregard the power of paint to make a room feel completely new. If your room is lightly colored, considering going bold with slate gray or even Kelly green. Such a change can add a high contrast to your flooring, ceiling and molding, and will completely change the dynamics of the space.

2. Rearrange and reassess

Take your furniture completely out of the room and arrange from scratch, or swap or reposition key pieces. Also consider changing out furniture between rooms. You may be surprised, for instance, at how well the leather loveseat from your bedroom goes along your living room wall. Or how less is in fact more. Be bold and let go of what you have been used to, to make way for a better situation.

3. Swap out slipcovers, pillows, and lampshades

While your might be initially tempted to replace all furniture and accessories for a new look, consider swapping out a few items instead. Slip-cover or even reupholster chairs and couches—if your wingback chair was gray, consider a bold classic print. Replace pillow covers and even lampshades to create a fresh continuity throughout.

4. Install shelving

Adding shelving can help make order out of chaos. Display beloved items in deliberate clusters. Consider adding floor-to-ceiling bookshelves, or a long horizontal sideboard to collect clutter and resituate your literature, or display that globe collection that you have no idea what to do with.

5. Pare down

Whether it be effectively hiding all of those technology cords or getting the toddler toys finally organized, slimming down on the smaller clutter items will streamline your space and honor the quiet that must balance the visual activity in the room. Think bins. Think systems. Brainstorm on the best special reasoning for the space. It's like a huge game of living room Tetris—with daily rewards for winning.

Дизайн интерьера отклоняет на 2011

It’s a new year, and we’re well into a new decade of home improvement, and stylish interior design. Let’s take a look at what some of the experts in interior design and home staging are saying about design trends of 2011.

What trends are up and coming, only hinted at during 2010, but expecting to be big in the coming year? Most importantly, how do you incorporate some of these trends into your own home in order to get a new start for a new year and new decade?

In thinking about this question, I thought I’d ask a few of our friends in the design and home staging spheres to weigh in one their own points of view, based upon their extensive work with clients and on what they’ve noticed as common threads when doing their own research. Here’s what they had to say.

Erin Lochener, design and home furnishings blogger and DIY maven:

Animals! From pandas to bunnies and every cute mammal between, animals are making a surprising foray onto the design scene. Here’s a pigeon wallpaper that’s all the rage. It only takes a few key features to freshen up your decor for the new year. Try your hand at incorporating these quirky (and furry!) friends to stay ahead of the curve in 2011!

Roslyn Ashford, interior designer, homestager and blogger

Ikat fabrics; bright, and bold

In 2011, we will see more ethnic and cultural fabrics – like ikat, suzanis, batiks used in the home. Not just in pillows and throws, as was common in 2010, but these fabrics will make next step into home items like suzani bed linen, ottomans, window shades and possibly in area rugs and floor mats.

The natural color and patterns mix complement the neutral grays and browns that so many North Americans already own, so purchasing these smaller items will give homes a nice new look without having the break the bank. And the authentic patterns and fabric signal a more comfortable and relaxed way to live.

Catherine Avery, interior designer, blogger, founder of Avery Design Interiors

I think the interior design trend will be toward “slow home” movement and comfort. What I mean when I say “slow home” is building smaller more customized people-friendly homes and slowly acquiring meaningful possessions or re-purposing existing furnishings.

I think there will be an emphasis on more entertaining at home – smaller more intimate gatherings. They will update their kitchen with some new appliances as they will be cooking at home more for their friends and family. I envision families curled up around a warm, possibly new, fireplace enjoying time together. Also, people will focus on accessorizing their homes with new draperies, pillows or a comfortable cashmere throw.

Wanda S. Horton, interior designer, blogger, principal of Interior Concepts

As consumers have watched home values change, many have decided to stay in their current homes and are opting for improving their spaces, not with the anticipation of resale, but with the idea they can create a more positive, personal living environment.

Living better means optimizing space through function, optimizing emotional experiences, and planning for all of the occupants' life stages. (read more from Wanda’s original post …)

Kathy Barlow, “Chief Design Junkie”, founder and operator of HomeWorkshop.com

In 2011, plums, purples, goldenrod and a greyed-down deep turquoise, will enrich a primarily neutral color palette. Natural and light wood tones will blend with found objects of character. Warmth will be added by colorful artisan creations, with more emphasis on reuse and recycling in art.

Spaces will reflect a thoughtful editing, driven by an economy that has made people question what they need, and the source of their decor. And manufacturers and suppliers will continue to give the consumer more control and participation in the design and customization of home decor and furnishings.

Heather Stewart, Founder of HS Home Staging, social media practitioner, blogger

These are design trends I see growing in 2011. First, there will be more use of monochromatic color in rooms, such as using one colour of paint on walls, trim and ceiling – this lets the entire architecture of the room show instead of just those details picked out in stark white. Painting furniture pieces the same colour as walls – soothing, easy on the eyes.

Second; warmer metals. I love that the cool metals of past years are now joined by warm bronze metals in hardware and accessories – I’m still not sold on going back to brass, but love the variety of bronze finishes we’re seeing.

Third; color. I love that we’re seeing neutrals infused with more color as well as more punches of color in accessories. Even the monochromatic paint trend mentioned above is showing up in colors on walls, not drab neutrals.

Thanks, everyone!

Cheers,

Rob.

Как «Deconstruction» Remodeling сохраняет вас тысячи

Posted: 10 Jan 2011 04:00 AM PST

While you might have new construction on the brain, consider the beauty of deconstruction instead. The concept is gaining ground across the country because it allows homeowners to remodel or rebuild while saving money—sometimes even hundreds of thousands—in the process.

How does deconstruction work? Rather than trash the materials from your home, you dismantle those pieces and sell or reuse them. The salvaged materials can go towards a new home, a renovation project in your existing home, or even nonprofit building organizations. Any standard material that can be reused is game.

Think it's probably not worth your time? Take Mike and Tricia Barry of Danville, CA, who received a $100,000 tax write-off for deconstructing their old home piece by piece and recycling it instead of sending it to the landfill. That's right, you read the amount of zeros correctly.

Commonly deconstructed items include windows, floors, ceiling tile, countertops, doors, lighting and plumbing fixtures, molding, blinds, shades, roofing and more—basically any material, home fixture or appliance that can be easily repurposed.

But don't limit yourself to the standard materials. Consider your home a salvage yard, and search through it for items that can be disconnected and sold on Craigslist and other venues.

If your home is constructed from commercial building materials, you may even attract industrial buyers. Scraps and random pieces can go to nonprofit organizations like Habitat for Humanity, which reuses random pieces like copper piping in their building process.

Considering that one year's construction debris is enough to build a 30-foot-thick wall around the entire U.S., reusing materials that would otherwise be trashed is critical for cutting down on environmental waste.

With such tremendous benefit to the environment and your own pocketbook, this is a process worth looking into. Get in touch with licensed remodeling contractors to learn more.

A home bar or a kitchen breakfast bar is a great place to gather socially. But in order to turn things up a notch, you have to to make it cool and you have to make it comfortable. The first place to start in designing your bar style is choosing the right bar stool. But how do you know which one is right for you? Well, here are some practical tips to get you started:

  • Measure your bar’s height. No matter what the bar stools look like, if the bar stool is too short or too tall then all your design ideas will be for naught.
  • Determine the length of your bar or countertop so you can decide how many stools would be ideal. You might want one or two more than would usually be comfortable at the bar just in case you have a large group to entertain.
  • Decide on the bar stool options. You can choose padded or unpadded stools, stools that swivel or stools that are stationary, or stool with backs and arms or classic bar stools. Take the amount of use they’ll get into account as you decide on options.
  • Think about complementing the bar’s materials, as well as the decor of the room as a whole (including the flooring and lighting).
  • Know your budget. Bar stools range in price from inexpensive to very expensive. If you know how much you’re willing to spend, that allows you to know how many bar stools you can buy for the money that you’re willing to spend.

Now that the practical stuff is over, here are some bar stool designs that we think will turn your home bar into the most excting room in your home:

Строить изготовленный на заказ мечт дом: Преимущества и недостатки

Posted: 07 Jan 2011 09:00 AM PST

It’s a new year, with a new decade ahead of us. Maybe it’s also time to consider the business of that dream home that’s been in your imagination for so long.

Shea Whitmire is the President of Whitmire Homes, a home builder in Georgia. The Whitmire family has been building custom homes for more than 30 years and has a proven track record of helping people find a way to make their dream home a reality. Today, Shea talks about the realities of building your own home to help you inject some knowledge into your decision.

***

Building a new home is not for the faint at heart. Let's face it: there are lots of decisions to be made.

And, there is one decision that can, in a sense, pave the way for future decisions in the home-building process: the decision to build a custom home or a semi-custom home. This decision largely impacts the choices you will make down the line from light fixtures to flooring to bedrooms.

But what is the true difference between custom and semi-custom homes?

Custom homes
Custom homes give you, as the homeowner, full control over the quality and function of your new home. These homes are unique; they are designed specifically for you and the piece of land on which you want to build. Those desiring a custom home often purchase a piece of land on which they plan to build, and then they hire an architect or a professional home designer to design a home that is tailored to meet personal specifications. Because of their originality, custom homes require you to make many decisions, and large amounts of time will be spent researching products and visiting stores that sell these products.

Semi-custom homes
With semi-custom homes, the builder provides you with pre-designed house styles and floor plans, and you pick the one that best fits your housing preferences. Often times, these existing designs will be modified – either slightly or significantly – to fit personal specifications. Modifications might also be made for a specific piece of land on which you want to build. Similarly, there is some flexibility in the products and features that you choose for these houses; however, the home builder usually sets a budget for various products and features.

For instance, you may be allotted a certain amount of money to spend on kitchen appliances. If you spend over this designated amount, then you must pay for the difference out of pocket. You may even have the opportunity to select certain building features including attached garages, family rooms and unfinished rooms.

Advantages of custom homes

  • When building a custom home, you have full control over each aspect of your home.
  • Ultimately, you decide every product and feature in the house; therefore, you can certainly set your own budget and work within it.
  • As a custom home owner, you live in a unique home and can appreciate each of the choices you made during the building process.
  • The functionality and quality of your home is to your standards.

Disadvantages of custom homes

  • Building a custom home may have a hefty price tag on it depending on the products and features you choose.
  • The unique products and features in some custom homes are not purchased at bulk rate costs; therefore, you often pay more per square foot.
  • Typically, custom homes take the longest to build.
  • If your builder is not also an architect, you will have the added expense of hiring an architect to design a blueprint.
  • Financing a custom home is difficult, since many banks will not approve construction loans.
  • These homes may depreciate faster than traditional homes.

Advantages of semi-custom homes

  • You receive a house that reflects you, but you do not have to deal with the hassle and expense of an architect developing a blueprint from scratch.
  • While working within your builder's pre-set budgets, you can often choose quality features and products and not go over your home-building budget.
  • Some products and features, though not as unique as those in some custom homes, may be purchased at bulk rate costs; therefore, the cost per square foot is less.
  • By beginning the home-building process with a pre-designed home style and floor plan, some people feel more confident in their ability to build a house that fits personal wants and needs.

Disadvantages of semi-custom homes

  • You may have to make significant sacrifices on products and house styles.
  • Quality and functionality may be compromised.
  • Multiple modifications to these homes may cause you to spend more money than was originally anticipated or budgeted.
  • Homebuilders set budgets that may rule out some high-end home products and features.

While there are advantages and disadvantages to both types of homes, it is important for those looking to build a home to accurately assess their desired home specifications. How important is uniqueness? What is your budget? What is your construction time frame? Asking these types of questions can greatly aid you in making a decision on the type of home to build and better ensure that you enjoy one of the largest investments you'll ever make – your new home.

Thanks, Shea!

Cheers!

Rob.

Choice when it comes to flooring has expanded greatly over the last few decades, and particularly in the last decade or so. Now, choice is good as we know. But, sometimes it can be a little overwhelming. After all, a new floor for many people is a long-term investment, not a purchase they’re considering on the fly. In thinking about this long-term approach, and not the short term, ‘it’ll do for now’, there are a few questions to consider when choosing which floor is right for you.

To make it extra easy, I’ve created a short list of questions in no particular order you may want to ask yourself surrounding this question of choosing the right floor for you. And in addition to the list, I’ve attached a slick flow chart, not designed by me (or it wouldn’t be slick), as a takeaway that will help you focus on what’s important for you.

You’ll notice that a lot of the questions aren’t about looks so much. I figure you know what you’re after on that front. But, what I hope you’ll find is the floor that will look good, and will last you a long time, too.

Take a look!

***

1. Affordability
Let’s start with the basics; budget. In this day and age, nearly everyone is thinking about great results for less money. And where many might say that you can’t have both, the flooring industry is making that less true now than it was in the past. For an example of affordability in a floor, some great selections of laminate flooring are waiting for you to explore them, delivering the look of real hardwood at a fraction of the cost. The same goes for many types of tile, perfect for kitchens and bathrooms.

Of course, as soon as we talk about a choice in affordable flooring, the next thought that occurs to a lot of people is the question of how long a floor like that is going to last. Well …

2. Durability
An important question, which has a lot of options open to you, dependent on your circumstances, and of course your climate in many cases. But, generally speaking, high AC rated laminate floors, solid and engineered wood flooring species that rank highly on the Janka hardness scale, porcelain tile, and stone tile are great places to start when it comes to hard-wearing, long-term floors designed to last for decades and beyond.

Here's a flowchart of the types of questions you're going to be asking, and some possible answers to consider as well. Click on this flow chart to view it in detail

3. Warmth and ‘softness’

A lot of people are looking for the softer touch when they shop for floors, with warmth and softness under foot being the most important consideration. Or maybe it’s just the need to make sure that falling objects and people won’t see any damage when landing on the would-be new floor. For situations like this, carpeting is a great choice for warmth, softness, and cushioning. So is cork flooring, which naturally retains warmth and has tiny cells that provide natural cushioning, and noise reduction too. Speaking of which …

4. Quietness
To avoid echo, and the click-click-click of footwear, many people look for flooring that naturally dampens sound, or is at least unlikely to create that echoey, clicky sound. Once again, cork floors is the natural way to go. But, so is carpeting (which absorbs sound by way of thicker underpad), and vinyl tile which can be attached to a subfloor, avoiding any gaps between the flooring and that subfloor, the cause of the ‘echo’ you hear on other types of flooring.

5. DIY-friendliness
For many people, this is tied in with ‘affordable’, while also being dependent on experience and acumen with measuring tapes, power saws, and general carpetry skills as a do-it-yourselfer. Everything’s relative on this front, but generally speaking, ceramic tile, laminate flooring, bamboo floors, engineered wood floors, and vinyl tile are among the first options that many DIYers go for when thinking about ease of installation in flooring.

6. Easily maintenance
Since buying quality flooring is a long-term investment, homeowners like you are also thinking about what comes after the installation. After all, once it’s in and looking great, you have to figure out what to do to make it keep looking great. This is where a lot of the smoother floors come in, particularly laminate floors, tile, and vinyl, which are designed with this aspect firmly in mind. Most of these choices in flooring are kept looking great by way of weekly attention, with dry or barely-damp mopping to clear them of dust and grit; no sealing, no refinishing, no fuss.

7. Environmentally-friendly
It’s been firmly established that green flooring, and indeed green anything, is more of a spectrum than it is a set of absolutes. But, for floors that tick a lot of the boxes for sustainability, bamboo and cork are the high-profile kingpins of green floors. Linoleum also must be mentioned for high scoring sustainability along a number of fronts. Also, many types of porcelain tile are made using post-industrial materials, making them something of a less publicized green floor.

8. Re-sale value
Some homeowners are looking to the future, but maybe a different future than others. I’m speaking about adding a type of flooring that will increase value and a larger return when selling a property on. In this, the traditional floor covering is the obvious choice. Solid hardwood and stone tile are stalwart choice when looking to achieve that authentic high-end ambience when prospective buyers come to call. To get that ‘ah’ from a broader base of buyer, real hardwood, and natural stone are the go-to surfaces.

***

Now, clearly there are way, way more factors that are going to rightly have an influence on which type of flooring you choose. When it comes to factors like your local climate, the construction of your home, light exposure, average indoor moisture levels, and more, the real expert here is you. So, another bit of advice here is to get into contact with a trusted flooring vendor, and start a conversation with them about some of these factors before you buy.

Ask about which flooring choice makes the most sense for your specific situation. Ask about warranty information too, and find out how much support you can count on post-sale. One of the best ways of achieving success with a long-term investment like your flooring, is to get all the facts from an expert you can trust.

After that, the transformation of your space is in your hands! Good luck!

2011 Remodeling отклоняет для того чтобы дунуть ваш разум

Posted: 06 Jan 2011 03:58 AM PST

While 2010 featured some pretty amazing design trends, the New Year brings new concepts that will gain momentum and blow your mind. Indeed, this year promises to be exciting.

We predict 2011 to be a year that features the most beautiful green modern designs yet, and a year that (in this economy) focuses less on starting from scratch and more on individuals working with the world around them to create for themselves domestic beauty. Here are three trends to look out for.

1. All-in-One Spaces

With more and more professionals making their homes a second work space or full-time office, the design world has caught on to the all-in-one space trend. And this year promises to be the most brilliant display of architectural deftness in merging functionality with aesthetics.

An amazingly functional space with kitchen, dining area and living room in one

Smaller spaces that do more will begin to look sleeker and simplified. And this effect lies completely in the concept of spatial reasoning. How else will you be able to feed your dog, host a client coffee, spread out afternoon work, accommodate kids' homework, and serve a family dinner all in one day, all in one space?

2. Neutrals Revisited

While neutrals have been accused of being an easy choice and even (gasp) bland, dwellings are beginning to embrace the pared-down elegance of neutrals. And it so goes beyond beige. From crisp whites and creams, to bolder pseudo-neutrals of slate, black and navy, neutrals provide oomph without over-powering.

In the age of chic mix-and-match furniture, neutrals provide continuity throughout a space, and showcase featured pieces like art. While bold colors are obvious, consider the subtle power of, say, a small bedroom-turned-library with glossy navy walls.

3. Mix-and-Match Midcentury Modern

With renewed interest in the sleek simplicity of midcentury-modern furniture (and its increasing availability everywhere—even garage boutiques), dwellings will begin to mix furniture in a style that says less "flea market" and more "your grandfather's den, redux."

The gorgeous midcentury artist loft of Dee Adams

Mirroring the current psychology of society, spaces will mix chic with eco-intelligence and casual elegance. Refurbished and antique furniture. Sleek and understated decor. Mixed pieces assembled in a cohesive and beautiful whole.

And that, friends, is a trend to embrace wholeheartedly.
