The new year is here, so if you are considering some remodeling work this year then read the following to find out what projects on everybody’s list.

Not surprisingly a poll conducted by the National Association of Remodeling Industry resulted in that most people are focusing on the smaller projects rather than any extensive remodeling due to the current economic climate. At least by dealing with the smaller projects you will be making some improvements while the economy eases into a more positive trend.

Below are 12 popular remodeling trends for 2011!

1. The bathroom is going to be a popular project! People are choosing the room that will cost the least, and updating a bathroom is cheaper than a new kitchen for example. Tiles can be easily updated by a good clean, or even painted. Old toothbrush and soap holders can be replaced for a more updated set and will be cheaper in the sales.

2. Focusing on repairs or unfinished projects will become a focus. Most people will do the necessary projects rather than what they want to do.

3. As the cold weather moves in people are trying to warm things up in the home and steer away from minimilist white and neutrals! A modern earthy color theme seems to be the popular choice, offering a warmer less stark atmosphere.

4. As families seem to be staying at home more they are concentrating on extending their home life by remodeling the outside space. People are investing in swimming pools and patios so they can still have a quality weekend without the added expense and travel.

5. When considering a project people are actually now seekig advice from professionals. They are learning that to do a job properly will save on costly mistakes.

6. Saving and paying for a project with cash instead of getting in to debt by borrowing is now on the rise. People are looking at what they can afford or taking simple advice for updating particular features in a room. Just by adding a new backsplash, a few fixtures. a new lighting plan and clearing away clutter can make a huge difference to a kitchen!

7. Space is the trend so people are opening up their homes by removing walls, especially popular in older properties. This also creates a more useable space for families.

8. An unusual prediction is that metals and bronze will feature in interior design to compliment the warmer earthy colors people are choosing.

9. Going natural will be on the agenda with new products like bamboo floors, bark and grass for thatching. These products compliment anyone turning green and more energy efficient which will happen more in 2011.

10. Architectural products like exposed beams and stainless steel will rise as more and more people will be working from home. People are wanting to keep the work area away from the home life.

11. Relaxation is still top of peoples minds when looking at homes. Realtors predict that property value will not start to recover for another three years so people are focusing on creating tranquil spaces that offer ambience and calm. For example bathrooms are being designed with a spa like theme as people are opting to fit showers with steam works and shower seating.

12. People are already planning for their retirement by fitting hand held showers, easy to use kitchens, and easier to access cabinetry. They are simply just getting prepared well in advance.

Building a home from the ground up is a big project, and as with any project, the best way to start one is with the right information. But, what information?

Well, here are five questions to ask your home builder to help get you started …

Building a new home means investing a great deal of time, energy, and money in order to ensure that you get exactly what you want. Choosing a builder that works best for you is one of the first decisions that have to be made. It is important to choose a home builder that strives to not only build a home that reflects your individuality, but to create an experience that reflects their superior level of construction experience, service and communication. The following is a list of questions that you should ask your custom home builder before the constructing process begins.

1. Have you built this size home before?
This is a great question because home builders that specialize in building larger homes may be overpriced if your designs call for a smaller custom home. On the other hand, if you have a builder that only builds smaller homes; they may be over their head with a larger home which may cause unwanted headaches for you down the road. It is best to hire a builder that has experience building many different sizes of custom homes, whether it's a basic 2 or 3 bedroom home or a custom home with 5 or 6 bedrooms.

2. How long will it take to finish the project?
There are several factors that can contribute to the time it takes to build your custom home. Depending upon the time of year, the stage of construction and a range of other factors, you should expect that your home may take 8 to 12 months to build. Anything in this range can be deemed normal, depending upon the size of the home, the number of homes being built, whether homes are being built in advance of sale and so on.

While there is no right answer, try to get a realistic expectation from your homebuilder, and add one to three months for delays. Issues can come up unexpectedly such as harsh weather, cabinetry not being delivered, permits and zoning and dozens of other issues- which are not the fault of the builder.

3. Who will oversee the construction of the home?
A project manager should oversee the construction of your home on a daily basis. The project manager's expertise has a big impact on the overall quality of your home's construction. However, some home builders use the project manager position as part of the training process for new hires climbing the ranks of the company. Ask about the qualifications of the person supervising the construction of your home.

4. Do you have a dedicated, in-house service and warranty department?
This is an important question because you need to know who to call if you have a problem. Will you be able to call a service professional directly- or is there an answering service? Will the homebuilder's own employees respond to a service call- or a sub-contracted company whose reputation is not invested in your home? New home construction warranties vary little in the extent of coverage, but vary greatly in their execution.

5. What grade and brand of paint do you use?
Standard builder-grade paint is commonly used by homebuilders; however, it lacks the necessary qualities to make it an acceptable product. Many homebuilders that use standard builder-grade paint will not touch up painted walls after performing warranty repairs because the paint varies so much in consistency that it's impossible to match correctly. Look for a homebuilder that applies a final coat of high-quality paint with a roller, which provides a thicker, smoother surface. Also, ask if they will guarantee to touch up paint that will match the walls after performing warranty work.
