  • When choosing dining room furniture, take into account the form, size and dimensions of the room.

Usually a rectangular dining table seats six or more, a square dining table usually seats four to eight while a round table (depending on its size), can seat from four to eight to more.
  • Decide whether you require additional furniture in your dining area such as a cabinet for display items or for use as a buffet.
  • Consider soundproofing your dining room. This will help keep all unwanted outside sounds out and keep the glorious chatter of your family in.
  • Two things that will help create maximum visual impact in your modern dining room–lighting and color scheme. For example, if your dining room furniture is made of dark materials, we suggest painting the walls a bright color and using light colored tablecloths and napkins.

Basements are the perfect place to build your wine cellar, all you need is a step by step guide on how to create the perfect place to house your wine collection. Below is an example on how a neglected basement became a fabulous home for a family wine collection with attractive lighting and stained wood adding to the authenticity.

A stunning authentic home for a wine collection

Here is the basic list of tools required

Glass doors, 15 sheets of quarter inch a/c plywood, 1 x 3 (35) furring strips, quarter by one to one and a half inch flat trim molding at 8 feet lengths (35), lumber at 2×4x8 (12), 1 set of track lighting, 1 gallon of paint for the floor, 2 gallons of paint for the walls, 2 gallons of primer or sealer, a switch box, switch box with dimmer, nail gun for framework, pneumatic nail finisher, power assisted nail puncher with charger, air compressor complete with hoses, power assisted chop saw, hammer, spirit level,c halk line, measuring tape, pencils, safety glasses, and finally the wine racks.

1. Knock down and take out the old wall, any shelving and supports.

2. Start framing in the new wall by laying down the sill plate and the studs for the wall leaving room for the new door.

3. Choose where the door will be best placed then lay the studs at 16 inch centers, but not within the door frame area, then finish with the secure framing nails.

It’s really important to only use lumber that has been pressure treated so it withstands anything that will be sitting on the floor. This type of lumber is also resistance to damp and possible damage from insects.

4. Nail the 1 x 3 furring strips to the inside walls of the room using the framing gun for wood and the power assisted nailing puncher for concrete.

5. Sheet the walls and ceiling with the quarter a/c plywood by nailing it to the studs and the furring strips with the finish nailer.

Note: They opted to work with plywood because it’s exterior graded so it will withstand any damp problems and it’s faster to finish than using drywall.

6. Cover all the seams and corners with the quarter by one and a half inch trim then cut it with a power assisted miter with the nail finisher.

7. First of all prime the walls, floor and ceiling then paint. The wood here has been stayed with a rich dark cherry color.

8. Put the wine racks together using the directions, here they have finished them off with the same stain color.

9. Insert the door into place and skim it down till it is level and plumb then secure it into position with the screws..

10. Finally this project was completed by installing track lighting that was suspended from the new ceiling.

Let us not only show public displays of affection for our homes, but the deeply rooted structural support it needs as well. Yes, although we adore the pretty, shiny upgrades (and let's face it, they're most fun), necessary renovations of kitchens and baths can't be overlooked, and are in fact on the rise.

Data collected from the Q3 2010 Home Remodeling and Repair Index indicates that homeowners are shifting renovation focus from strictly aesthetic alterations to getting down to the bones of their place. 1. Heating and Furnace Systems

At this time of year, my thoughts always turn to the changing of the seasons and the cold weather that is in store not too far around the corner. And as much as I love cooler weather and look forward to the crunch of leaves underfoot, I do not love the accompanying costs of keeping my home warm and toasty. That's why I am always on the lookout for ways to cut my winter energy costs.

Not all methods of lowering your energy costs during the cold winter months ahead require that you spend a ton of cash just to save cash. The methods that we will discuss cost very little, and some of them are free. For example, allowing natural sunlight to penetrate the home during the day can cut your costs of keeping the home warm – as can changing the filter in your furnace on a regular basis. Many people overlook these commonsense tips but they can add up to significant savings when the mercury drops. Read on to learn more…

Keep Warm with Insulation
Insulation is one of the best ways to save on your heating bill. Before winter gets here, perform an inspection of your home, looking for areas that may benefit from a bit more insulation. Insulation batts can be placed on the attic floor to prevent the escape of heat through the ceiling. Weather stripping added to your windows and under the doors will help keep the heat in while keeping the cold out. You can also insulate glass windows by using inexpensive plastic film kits. Look for small cracks and holes around your home, such as the areas where telephone wires, dryer vents and drains enter your home. Blocking the flow of air with caulking, weather stripping or insulation can prevent the loss of heat through these areas during the cold winter months.

Pay Attention to Your Thermostat
I have noticed that as a general rule, I keep my thermostat set at a particular temperature setting more out of habit than as a matter of personal comfort. You might find that you don’t even notice the difference if you lower your thermostat a by a few degrees. However, you’ll probably notice the difference in your heating bill. Lowering your thermostat by just two degrees can often save over 24 kilowatt hours of energy each month.

You can also save energy by setting your thermostat lower while you sleep, and while nobody is home during the day. Purchasing a programmable thermostat is an inexpensive way of making these adjustments automatically. Simply do what I do, and set it so that the temperature is increased about a half hour before anyone gets up in the morning or arrives home at night.

Utilize the Sun
If you’re like me, you probably welcome the sight of sunshine during the dreary winter months. Fortunately, letting the sunshine into your home can also help control your winter heating bills. By opening the curtains during the daytime on sunny days, you’ll actually be helping to heat your home with free solar energy. After the sun goes down, close your insulated draperies and keep the heat from escaping through the glass at night.

Celebrating its first Premier firstly in New York City alongside a photographic collaboration with the Hat Gallery was devised by Ramon Ubeda and Pepa Reverter. It planned to leave it’s visitors with a cheeky provocative sensuality considering the bottom shaped seat. This collection of seating created a buzz of the butt amongst it’s visitors.

But we also have many more specialized contractors all competing for our work and they are only a phone call or email away from fixing our household problems.


Why Exterior Insulation Will Save You Money

Today’s guest post is from Skylar Bowker, who has been helping homeowners modernize the look of their home while saving them money through EIFS (that’s External Insulation Finishing Systems, kids) renovations for over 5 years. And just what are EIFS, and how can they help you save money? Let’s find out!

Living in regions of North America necessitates that your home be somehow insulated from frigid outdoor temperatures in the northern winters, or the scalding heat of southern summers. This form of insulation has taken many forms over the decades (and even centuries) depending on location – wool and animal hides in the settlement days, newspapers towards the late 1800′s, and batt/cellulose insulation in the 1900′s.

Each advancement in materials and technology making homes a little more comfortable for it’s occupants. It wasn’t until the cost of heating and cooling a home become a growing issue due to rising energy prices that making the absolute most of insulation became a nationwide (even global) concern.

While building professionals and architects who attend conventions and training seminars understand why and how exterior insulation is a worthwhile alternative (or addition) to between-the-stud insulation, it’s time that you (the public) become educated and jump on board.

Insulation Continuity
One of the primary reasons that exterior insulation is so effective is because it is continuous. Between-the-stud insulation, which has become so standard, fails in two aspects:

First it is discontinuous at the studs which creates an area that is uninsulated. Studs can make up as much as 5%-10% of a wall surface, meaning that a wall filled with R-10 insulation can actually have a true R-value around 9. Additionally, if it is metal studs in the wall a thermal bridge is created – a material through which heat can be rapidly transferred from one area to another.

The second problem is that batt insulation is not airtight. There are hundreds of tiny air spaces between batts and between a batt and a stud. Unlike discontinuous insulation however, airflow has a huge affect on overall R-value. An area as much as 2% of the wall that allows air flow can reduce R-value by upwards of 60%, bringing your wall filled with R-10 down to R-4. This is why a room with an improperly sealed window or door is so much colder than other rooms.

(Note: Spray-foam insulation between the studs in lieu of batt insulation does an excellent job at eliminating gaps through which air can escape, but is unfortunately not standard just yet.)

Compound the two problems and your actual R-value can be as low as R-3 even though you used R-10 batt insulation in your walls.

Exterior insulation solves both of these problems in one fell swoop. By placing the insulation on the exterior of the sheathing, you are able to butt the edges of the insulation (typically a rigid form like EPS or XPS) directly up against one another, covering 100% of the wall surface. By butting the insulation up against one another and covering the insulation with a material you are also able to eliminate air flow and the problem associated with it.

That’s the theory anyway. In the real world a continuous weather barrier is typically placed between the outside of the sheathing and the exterior insulation to act as the true barrier to airflow. This is often a necessary step anyways to create a drainage plane for condensation to drain out from behind the insulation. While not perfect, this method maintains 90%-95% of the insulation’s R-value.

Weather Barrier and drainage
While the topic deserves an entire textbook and is still widely misunderstood, the position of the insulation (whether on the interior or exterior of the wall sheathing) will affect the location of the “dew point” and therefore the optimal placement of a weather and vapor barrier.

The dew point is the temperate at which humidity condenses to form water, and is important to manage in order to prevent moist conditions that are ideal for mold growth within a wall. In cold climates, placing the insulation on the exterior of the wall causes this dew point to be located on the exterior of the wall, thereby preventing water from forming between the wood studs and sheathing.

This again affects where you want to place a barrier to prevent moisture from traveling from one location to another. Over the past few decades the standard practice was to place poly on the inside of the wall, between the studs and the drywall, but as the insulation was moved to the outside of the wall, it became important to also place this barrier on the outside of the sheathing to prevent moisture from becoming trapped.

Varying thickness
Another benefit to exterior insulation is that you are not limited by the thickness of insulation that you can use. With traditional between-the-stud insulation you can only go as thick as the studs are, which are made as small as reasonably possible to preserve interior floor space.

Exterior insulation is typically between 1.5″ to 2.5″ in residential construction, but can go up to 5″ to 6″ if required (though this more common on commercial and institutional buildings). At 2.5″, EPS will provide an R-value of roughly 9.
Note: some municipalities require a permit if you will be adding more than 3″ of insulation to exterior of your home.

Government Programs
Various Government energy-efficiency programs have sprung up in the U.S. and Canada that will refund some of the cost associated with renovating a home with exterior insulation. These programs usually require an initial audit by an inspector beforehand to evaluate present conditions, and a final inspection afterward to examine what alterations were made.

In Ontario (Canada) for example, a homeowner can get a rebate of up to $3,750 for adding R-9 insulation to their exterior walls. That means that for a home that cost $12,000 to renovate with exterior insulation, almost a third of the cost was immediately regained through a check from the Government and the balance was likely to be gained through lowered energy bills over just a decade.

Some of the programs have expired, but it’s worth keeping your ears open for them being re-implemented. With society becoming more and more energy conscious, it’s likely the programs will be re-implemented in some form or another.

So, what does it all mean?
I was talking to an older gentleman a few years back who had recently covered his decaying bricks with EIFS (Exterior Insulation Finish Systems), a wall system that integrates continuous insulation with a continuous weather barrier and a beautiful exterior finish. When the power went out on a 5 degree Fahrenheit day in his neighborhood the previous winter, he told me that the interior temperature of the home didn’t drop more than 5 degrees over an 18 hour period. Aside from saving him potentially hundreds of dollars a year in heating and cooling costs, he was able to comfortably ride out a power outtage in his renovated 1930′s home that left his neighbors freezing, some of whom were even forced to go to a local community center to keep warm.

The point is that whether you’re living in a 1930′s home that didn’t originally have insulation, or are building a brand new home, adding exterior insulation is among the most cost effective ways to reduce heat lost (or gained depending on your part of the country), and in doing so, reduce your heating and cooling bills. Looking into Government rebates that may be available can help you recoup your investment quicker, but as an investment in your home – you just can’t do better.

Сара приняло простую комнату с обычными шторками и вежливый освещением и преобразовало ее в теплый и полный космос. Полагающся на большом, коренастые части для драмы и чистое décor, Сара заполнили комнату с слишком большой зеркалом и холеными, традиционными безрукими стулами (плюс внушительный стул привидения!). В инерции смелости, Сара даже покрасило ее собственное художественное произведение Twombly-воодушевлянное Cy. Теперь это принимает официально космос и смело имеет его. Упорки!

LLOVE is an exciting exhibit that ran between 29th October 2010 and Novermber 3rd 2010 at Tokyo design week 2010, and is now open for reservations until November 23rd. LLOVE is actually a temporary hotel where guests can stay in any of the engaging designer bedrooms rooms that consist of hand made furnishing and abundance of creative imagination. The hotel also has shops, a cafe, a theatre and a gallery that has been created inside a Japanese bathroom called the ‘Bathroom Gallery’.

What an entrance

The idea was developed to celebrate 400 years his year 2010 of cultural and trade relationships between the Netherlands and Japan. Japanese architect Jo Nagasaka of Sschemata and the artistic director of the Lloyd hotel and the cultural embassy in Amsterdam the Netherlands Suzanne Oxenaar joined forces to get designers from both nations to come on board and help. The finished result is amazing with so many diverse styles and techniques under one roof.

Excitement draws you in

LLOVE is pure living art and added a new dimension of design to Tokyo 2010. It served as a meeting place for designers from all the globe to mingle. Thousands of designers and the public visited the LLOVE hotel during the few days.

LLOVE is enticing

Room 308 called ‘IN LLOVE’ designed by Pieke Bergmans offers a romantic touch projecting light and illusion with quirky irregular objects. On a close inspection the objects are misbehaving like the bed climbing the wall, and the toothbrushes (that cannot be seen in this image) interacting with each other and the chair is so trying to get to meet the table.

Room 307 is ‘The Triped Bed Room’ created by Richard Hutton who named it LLAYERS of LLOVE. The room is cleverly divided into 3 areas, with the stunning bed taking the centerpiece spot. There is more to this bed than meets the naked eye. A closer inspections reveals it also can be used as a table and storage aswell, with no need for other furniture. The floor tiles bring a warm ambience as they were designed to bring emotion to the room.

WOW for pretty in hot pinks

The tape he has layered was especially developed to complete this room. He wanted people to leave their mark on the room so he applied tape for you to write on. He also wanted to bring in a touch of the outdoors so he placed leaves in various intricate positions. Serious people must avoid this room it is created for those who know how to enjoy life will enjoy this room.

The meaning behind the sticky message

This room no. 306 projects just one idea – reproduction! Called the Re-creation by Scholten and Baijins the concept here was to make babies. This special room was designed specifically to encourage intimacy and love.

Maybe LLOVE has reproduced a miracle Hideyuki Nakayama has called his creation ‘Little Big Room’ as he took an old worn down existing room and re-created it much larger then fitted in the original room. Room 301 certainly offers ‘lived in’ comfort.

Named ‘Buried’ by designer Yuko Nagayama this totally white room offers space that you actually adapt to. You think only of the wood and the pebbles but once inside the space changes dramatically. You can cerrtainly sit and learn in room 302!

Joep Van Lieshout created ‘The Fertility Room’ no. 305 with the woman in mind. He used curved edges and lots of detail to represent the safety of the womb.

Room 304 was named ‘The Pond Room’ by designer Ryuji Nakamura who created an untypical Japanese design, as he veered away from traditional materials and chose elastic flooring to split the room into 2. The visitor is supposed to enter the room and appreciate the 2 floor levels.

This seemingly clockwork creation designed by Ho Nagasaka was created to remember the Edo Period when Japan did very limited trade with the west. It came about in 1641 when a Dutch factory was built and the Japanese started to study the western way of trade life by surveying their shipping routes. Room 303 would give you a night to remember!

The LLOVE designers and Jo Nagasaka created rooms 309 – 314 as 2 sets of side by side rooms so the guests can see the absolute non-connective designs. Each twin set has been given a theme ‘overwriting;, ‘misinterpretaion’, and ‘misunderstanding’. All the designers involved with LLOVE participated in these rooms.

Jim talks about some simple ways to prepare your home for the winter, both indoors and out.

The cold season is rapidly approaching, and many home owners across the country are starting to concern themselves with the many ways in which they can ready their homes for the onslaught of harsh weather. After all, we all know just how heavy the toll of winter can be on your home if you don't take the necessary actions to prevent such damage—and there are surely many things you can do in this regard.

Homeowners need to take a comprehensive approach to the matter: they need to consider both the indoor and the outdoor projects that they can carry out in order to make their homes more resistant to the ravages of winter. Below, then, we would like to tackle a few of the more important and common projects of this kind; hopefully, homeowners will take heed of these matters and do what's necessary to stave off the sort of damage that the cold season can inflict on any home if it's not in the right condition…

Exterior Painting
There aren't going to be that many warm and sunny days left this year, so if you've got some painting to do then make sure to get it done in the next couple of weeks at the latest. If you've got siding »”>wood siding on your home and the current paint job is beginning to flake and chip (across a broad area or in localized patches) then you most certainly are going to want to get another coat of primer and paint on there. Be sure to use quality paint for such a project, the kind that will resist water and extreme temperatures better than normal products.

Deck Sealing
Speaking of waterproofing, if you've got a wooden deck or porch then you ought to be considering putting down another layer before snow and ice begin to appear. Summer showers are bad enough, but snow and ice are even more unforgiving on your wooden deck so be sure to have a new coat of high-quality water sealer on before the bad weather starts in earnest.

Plumbing insulation
Moving indoors, everybody knows just how bad the effects of winter can be on the home's pipes (especially in places where the winter lows reach well below freezing). To help overcome this terrible inconvenience, you should go ahead and have insulation materials installed on both hot and cold water pipes for as much of their extension throughout the house as possible.

While the water is cold inside the pipes the insulation materials will help prevent it from freezing and thereby bursting your pipes; and in the case of hot water traveling through the pipes, such insulation will actually prevent thermal loss which translates to more efficient electrical or gas consumption, depending on what kind of water heating system you use.

Freeze Sensor Installation
Finally, consider having freeze sensors installed in the lower levels of your home (ground floor or basement if you have one), especially if you have expensive and sensitive equipment in these parts of the house. A freeze sensor can alert you to extreme temps inside and can help you save electronic equipment or even indoor plants from potentially irreparable damage.

By now it’s common knowledge: Americans today are more likely to make small improvements on their current homes than venture into a floundering housing market. But what about those homeowners that don’t have extra money in the bank to tackle necessary remodeling projects? Help is on the way.

Here are a few state and federal programs that can provide you the money you need to revitalize your home. Sketch out a financing plan, or get a few price quotes from a contractor, and you'll be on your way to a higher-valued home.

Federal and State Grants

Not everyone is eligible for a federal grant, but for those that are, free funding can be an incredible help.

If energy efficiency is what you're looking for, utility companies in cities and towns across the country are providing both loans and grants to homeowners for improvements like new heating, plumbing, electrical upgrading, and roofing. Check with your local city government for more information. Anaheim, for example, offers loans up to $60,000 for 3% interest.

The U.S. Department of Agriculture offers up to $7,500 for repairs to homes in towns with a population under 20,000. These grants are generally awarded to homeowners without the means to take out a loan, and are meant to cover basic, non-cosmetic changes. For more information, see the USDA list of grants here.

Energy Efficient Tax Credits

For homeowners that may have the means to get a loan or cover projects to increase their energy efficiency, then taking advantage of tax credits is the wisest way to go.

Consumers that have installed anything from energy-efficient windows to improved heating and cooling systems from January 1, 2009 to December 30, 2010 can collect a credit that covers 30% of the cost—all the way up to $1,500. But act fast! The tax credits expire in less than two months.

Discounts for Solar Energy, Wind Power and Geothermal Systems

For those that took the leap and went for solar energy systems, wind systems, geothermal heat pumps, and residential fuel cell or microturbine systems, you can receive the 30% credit without the $1,500 limit. That discount, plus rebates at the state level, typically equals 50% total savings on the cost of your system. These upgrades must be operational before December 31, 2016.

The 203k Loan Program

In an effort to rehabilitate homes in lower-income areas, The Federal Housing Administration offers the 203k Loan Program. This is basically a loan that allows you to purchase a fixer-upper and pay for the renovations it needs—without taking out a home equity loan. Get the low-down on this low-interest loan here.

But, not before you read Bailey’s piece about a common problem that arises when those of the canine and feline persuasion meet your carpeting; stains! What do you do about them? Take a look.

Removing pet stains and odors from carpeting can be a difficult task. If you skip a step or do something wrong, you may never be able to completely remedy the mistake. But if you go about it the right way the first time, your chances of success are greatly improved. Most pet stains–old or new–can be removed in four easy steps.

Find the Stain
New pet stains are relatively easy to spot on carpet, but old pet stains can be more troublesome. To make sure you aren’t missing anything, it is a good idea to shut off all of the lights and scan the carpet with a handheld black light. This will expose even the smallest of stains.

Rinse the Stain
Although it may be tempting to immediately use a cleaning solution on a pet stain, it is better to rinse the area with clean water first. This is true of both old stains and new stains. The water should be cool, not hot. Using hot water or a steam cleaner on the area will set the stain and may even make it impossible to remove later on. After rinsing both the carpet and the underlying padding thoroughly, use a wet vac or extracting machine to remove as much of the water as possible. If you do not have access to one of these tools, you can blot the area repeatedly with paper towels or a clean, dry cloth.

Neutralize the Odor
After rinsing and drying the area thoroughly, there may or may not be a lingering odor of pet urine. Either way, you should use an enzymatic based product to neutralize the odor. Your pet will be able to smell the old stain–even if you can’t. If the odor is not removed properly, your pet will likely sniff out the spot and soil it again.

You can purchase odor neutralizers from pet stores. They may also be available at your local hardware. It is a good idea to test the neutralizer on an inconspicuous piece of carpeting before using it on the stain. You will also want to follow the manufacturer’s directions on the container for best results.

Use a Stain Remover
If a stain is still visible after all of the rinsing, drying, and neutralizing, you may need to use a quality carpet stain remover. You should avoid using homemade solutions with vinegar or ammonia, as these may intensify the scent of urine and encourage your pet to mark the area again.

Remove and Replace
If all of the above steps fail to banish an old pet stain or odor, you may need to consider removing and replacing the affected portion of the carpet. Should it come to this, be sure to check both the padding and the subflooring beneath the carpeting. These items may also need to be removed and replaced to completely correct the problem.
