Urban dwellers have to dodge hurricanes and tornadoes, too. But unlike rural residents, city folks don't always have the luxury of a basement or storm shelter to duck into. How are they supposed to survive the big blow?
Several manufacturers in the storm shelter industry have an answer – a safe room. Basically, a safe room is a vault for people, a barricade against a world being blown apart all around them. The common design feature of all safe rooms is strength. Unlike underground storm shelters – which are surrounded by earthen banks and positioned low so that storms roll over them – safe rooms are above ground where wind can batter them for hours and debris assault them. Being sturdy isn't enough. Impregnable seems to be the standard. One manufacturer had an empty safe room tested by university engineers. The unit survived – more to the point, any occupants would have survived – a car being dropped from 30 feet overhead, a collapsing 50-foot-long, 18-inch-diameter hickory tree and a 2 ½-ton steel magnet that was flung against it at 30 mph. The interior space was not compromised enough to harm occupants, though eardrums surely would have suffered in the violent clashes. The rooms are steel-framed, sheeted in ¼-inch steel plate and steel-bolted to the concrete pad of home or garage. Some are low-profile – less than five feet high – to better survive straight winds, while others are stand-up tall. Standard models range in size from tiny two-person – standing room only – units less than two feet deep and 40 inches wide all the way up to bedroom-sized. Some are designed for comfort, others for pure utility. All units can be enclosed by framing so the nature of the room is not apparent. Makers emphasize that the rooms are lockable, indeed, that their doors have both key locks and deadlocks. This emphasis stems partly from the rooms' parallel marketing as places to which families can retreat from threatening intruders. That may explain why the walls of some safe rooms have been bullet-tested and found to withstand .38 caliber, .357 magnum and .45 caliber rounds. Well let's start at the beginning….in my last post about first-time home buyers for Build Direct, we wrote about getting in touch with a lender first to identify your purchasing power. It only makes sense to figure out your price range and start shopping from there. Today I want to discuss some of the key costs that you should be aware of. Here they are. (This is written for BC, Canada Real Estate transactions but most states/provinces will have similar costs.) 1. In BC, every purchase will have a Property Transfer Tax and it's always 1% of the first $200,000 and 2% on the balance. So for a $300,000 condo you can expect to pay $4000.00 This would be money up front that cannot be rolled into your mortgage. 2. If you're purchasing a brand new property you will be paying HST as of July 1st , 2010. (Up until now you would always have paid GST.) If your purchase is for the same $300,000 condo, then you will be eligible for a partial rebate. (The Government increased the threshold from $400,000 – $500,000. There is an excellent Real Estate law article written here. Talk to your lender about rolling these costs into your mortgage. 3. There is another new change this year for home purchasers. Canada Mortgage and Housing Corporation (CMHC) is a federally driven mortgage insurance program. (Most people are confused and believe that they are personally insured with CMHC, but in fact it's purpose is to ensure the lending institution should you fail to pay your mortgage. ) Finance Minister Jim Flaherty announced in February, 2010 that the government planned to tighten lending regulations and so all new buyers will have to qualify at the higher 5 year fixed rate. Keep in mind if you have 20% or more down payment you will not be required to purchase CMHC insurance. 4. Every time you write an offer, you will be expected to have a cash deposit. Cash upfront (by way of bank draft usually) that will be held in trust by the Real Estate Brokerage as a measure of good faith that you intend to complete the sale. These funds will be applied to your purchase. However it is an additional cost upfront that is usually 5 – 10% of the total purchase price. 5. First Time Homebuyers are eligible for a Tax Credit and the Federal Government has made it easier for 1st Time buyers to get into the market by allowing you to withdraw funds from your RRSP's tax free up to $25,000! Canada’s Government introduces financial help for first-time home buyers. The Tax Credit is not huge – only $750, but hey – every little bit counts! So there you go. Your other major cost will be your legal fees. Plan to spend around $1000 that include the cost of transferring Title. The silver lining is that right now, you as the Buyer do not have to pay the commission of your Realtor. The Listing Realtor pays the Buyer Realtor out of their own commission although that may one day change… … but that we'll discuss in another post! *** Thanks, Teri! | Просмотрение продукта: Робот сора Posted: 06 Apr 2010 05:18 PM PDT I never thought I'd be doing a product review for an electronic cat litter pan. A table saw or compressor, yes. Well, until I get back into construction mode at BRH, I've got to fill the blog with something. Seriously though, regulars to this blog know that I don't accept direct advertising and that I generally steer clear of product reviews. I usually spotlight a product only when it really pleases me (like the Magic Trowel and Glasseye 2000) or it pissed me off (the ISY99-i Insteon controller, cheap CFL bulbs and stay tuned for an upcoming mega-smackdown on Mannington engineered flooring!) You've probably seen late night TV ads for self-cleaning cat litter pans and assumed that there had to be major issues with them. I did. After all, how many people do you know who actually own one? I never took them seriously until the Great Owls Head Cat TNR Roundup last summer. Afterward, the feline population at Brooklyn Row House suddenly increased to four healthy, adult cats and the occasional drudgery of litter pan cleaning became a hateful morning ritual. Anything that could reduce that aggravation has my permission to call itself a "tool". <!--break--> But one brand, Litter Robot, seemed to have consistently good reviews. Of course, it was also the most expensive and the least low-profile unit of the lot. But I couldn't find one scathing criticism against it so I decided that Litter Robot was the product I would try. Just as soon as $330 fell from the ceiling. Because, come on, who wants to invest that kind of money in a toilet they can't even use themselves? What pushed me into prying my credit card out of my wallet was -- warning: if you're eating, stop reading now -- that one of the rescue kitties was never taught by his mama how to bury his poop. It's amazing how a 12 pound cat can turn an entire floor of my house into a hazmat site in about thirty seconds. Even the fragrant oils I burn in the kitchen are no match for these litter pan WMDs. I needed an automatic bomb disposal unit. (It sort of looks like one, doesn't it?) I bought the "green" model, which is actually gray. The copy said it, "utilizes 100% recycled plastics in 84% of the total plastic volume", which seems to be a verbose way of saying that 84% of the plastic is recycled. I liked it because I thought gray would lower its profile a little. The box arrived a few days later. Unpacking and assembling it was a no-brainer. The manual explains it all well enough. My first impression was that it looked larger than it did in the photos, which was actually somewhat of a relief because I wasn't sure my large tom cats would fit inside that ball. But it's also about the size of an end table so it's not something that will disappear in a small room. The web site has some optional wood cabinets you can purchase to hide the device. But of course that makes it even bigger. I replaced the most popular litter pan on the first floor with the Litter Robot. The cats were thoroughly unimpressed by it. Forty eight hours later, I saw no evidence that a cat had even put a paw into the thing. The manual suggests pouring a cup of soiled litter into the Litter Robot so the cats will have a familiar smell. So I did. The next evening I heard a muted motor sound and saw the globe slowly rotating. When it stopped I checked the waste drawer. Yes! At least one of the cats was getting with the program. It's been a week and it looks as though all the cats have accepted it. As an emergency backup, I kept a regular litter pan in the kitchen extension. Based on its decreasing use it appears that the cats prefer the Litter Robot now. For three hundred bucks, they'd better. Design-wise, the Litter Robot is pretty ingenious. When something about the weight of a small cat puts its weight on the outside step to enter the globe, it starts a seven minute timer. When the timer counts down to zero the globe slowly rotates counter-clockwise. The litter gets dumped through a mesh screen and into a temporary holding area, effectively separating it from the poo. The globe continues turning. When it reaches about 270 degrees, two doors pop open and dump the waste into the drawer underneath, which is lined with a kitchen-sized garbage bag. Then the globe reverses direction, the doors close, the clean litter is returned to the globe and the machine resets. Cleaning is also a snap. Just pull out the drawer, remove the plastic bag, install a new one, close the drawer, you're done. It takes about 30 seconds every five days. Is it worth it? I'm looking for budget cuts so I can afford to buy two more. |

Since I have yet to find a store that would allow me to do the latter, I'll stick with the shopping spree. And of course, with a bank account like mine, window shopping via the internet will have to do for now. Here are my top Crate & Barrel picks for my dream home. Но видеть этот шедевр origami японским художником Wataru Itou, который проводил 4 лет строя его, сделал меня хотеть принять другой укол на форму искусства. Возможно самая изумительная часть этого массивнейшего проекта малый список поставк используемым художником: ножи, ножницы, пунши отверстия и клей моделирования. Оно делает вашу работу DIY показаться как cinch, не делает оно? И если конструкция не была достаточно, малый город фактически имеет реальное электрическое освещение, завершает с системаа смен цвета и двигающими частями. Были добавлены, что сделали касания экстренныйого выпуска, как краны и строительное оборудование, всю структуру посмотреть как работа в процессе.
