I am a remodeling junkie. You should all know that by now! To take an existing space and make it better is challenging and rewarding, and it satisfies my need to take on large creative projects. I also believe we should work with what we have instead of constantly building new on raw land.

Land is finite, and once we use it up, there is no turning back. You can never restore a piece of land to its original condition. Mother Nature will do that, but it will take thousands of years. So my advice it to remodel.

Home remodeling is more than just painting the walls and replacing drapes and appliances. Some call it home renovation, and it can include:

  • tearing down walls and moving them over
  • changing traffic patterns for better flow
  • tearing out old carpet to replace with hardwood flooring or tile
  • raising the ceiling for the illusion of more space
  • replacing old windows and doors for energy efficiency or to bring in or block views
  • tying the interior of the home to a vast outdoor living space
  • adding renewable energy
  • upgrading infrastructure

I have done all of these, and yes, my creative urges have been satisfied. But I also built according to what the neighborhood dictated. For any return on your investment, you have to research area homes and their values first.

I'll give you an example of what happens if you don't.

Do Your Market Research

My next-door neighbor died about six years ago. She was a reclusive hoarder with 16 cats, three dogs and several birds. Of course, we didn't know any of this until we found her one June morning. That's another story.

I listed the house for her out-of-state family and sold it 'as-is' (a fixer upper) for $199,000. A fellow with naive intentions of a fix-up and a flip home remodeling project bought it and began work right away. Six months later, he put it on the market for $499,000. It was beautiful inside. with a new kitchen, new master bath, new heating systems, and more.

But, the electrical and septic had to be brought up to code, and they were not expenses he was expecting. The heating system was another expense he hadn't considered. Despite the cost of upgrading the infrastructure, he continued with major work and high end finishes for the interior. He ultimately 'invested' another $200,000.

Big mistake. He will never recover his investment. Here's why.

There is not a single $499,000 home in our neighborhood. The nicest home in the neighborhood sold a few years ago for $350,000. It was a brand new 3 bedroom/2 bath adobe with a 2 car garage on over an acre of land.

This renovation was a 3 bedroom/2 bath older frame home from the 70s with a funky 2 car garage on less than an acre. The second floor wood deck is old and its safety questionable, and the fencing is falling down all around it. (Thankfully, it falls into his yard and not mine!)

If he had done some research, he would have kept his repairs to the superficial after upgrading the infrastructure.

Refinishing Is Better Than Replacing

My own ideas were to replace the sheetrock that had taken on the smell of the animals, replace some of the flooring, and do a lot of scrubbing otherwise. For example, the kitchen cabinets were perfect and included a huge pantry-type closet. They just needed cleaning, not replacing.

The fireplaces and chimney in two of the bedrooms could have been upgraded for safety, but he put in two new gas fireplaces instead, having to rework the gas lines. The downstairs bathrooms just needed new fixtures, but he did away with one, and put in a huge master bath upstairs, having to bring in all the plumbing.

It would have been a good purchase for a family that wanted to moderately fix it up and live in it for ten years or so to recoup the investment. It was not good investment property. It sat on the market for a couple of years, and he repeatedly dropped the price. It was down to $300,000 when he finally withdrew the listing and rented it two years ago.

7 Things To Do To Find Out What Will Best Maximize Your Return

Before you buy a home to remodel, or if you want to remodel your own, do some research before you begin designing. You want a decent return on your investment, right?

  1. Call a local Realtor® or two. Ask for detailed comps (comparable sales) and active listings for your area. Be sure to find out the Days on Market (DOM) if you plan to resell. Once you know the prices of similar area homes, you can design and renovate without overbuilding, like my new neighbor did.
  2. Go visit your neighbors. Find out what their houses are like. How many bedrooms are there? What is the square footage? Is there a garage? How much acreage is there? What are the finishes like? If there are homes for sale, ask the Realtor® to show them to you.
  3. Call a few contractors for ideas. Find out what they are doing, and get some advice. What's common? What's working? What's not working? Ask about costs involved in infrastructure upgrades.
  4. Call wind and solar installers. Get estimates for adding renewable energy. Find out your ROI and energy savings. Installers have software to make this easy once you provide them with your energy use info.
  5. Get an energy audit. To remodel without improving the energy efficiency of the home is a waste. An audit will tell you exactly what upgrades to do and which ones have the highest ROI.
  6. Call an appraiser or two. Ask them about the neighborhood. Find out if the area is growing or stagnant. Find out what you can do to make improvements in line with area homes. Then, get an appraisal. This is vital information, especially if you want to remodel your own home. Armed with its current value and knowledge of comps (remember when you called that Realtor®?), you can design and renovate according to what's in your neighborhood without overbuilding.
  7. Guestimate how long you plan to stay in the house. If you want to stay there for 20+ years, you can do a bit more than if you plan to flip or sell the home. Take into consideration that the home will increase in value over time, and that information will help drive your design decisions.

The main point is – Do not overbuild for the neighborhood! You will never realize a return on your investment, since the home will never sell for what you put into it. Do your homework, and build wisely!

Planted to insulate homes and cut energy bills, green roofs are sprouting up all over the world

When I moved to Salt Lake City, I was pleased to see environmental efforts popping up in surprising places, such as the roof of the downtown public library, pictured below. Atop a beautifully modern building with various green elements, the roof offers seating and a plethora of natural elements, including trees.

And Salt Lake isn’t the only place to see a wave of innovative eco roofing. From major urban centers to private homes secluded in nature, green roofs are popular for all kinds of reasons.

What exactly can they offer? In big cities, green roofs cool air temperatures and reduce the “heat island” effect. On residential homes, they provide insulation, absorb rainwater, and can even serve as a rooftop garden.

Here, a rustic mountain home in Argentina features a wild grass green roof with flowers.

“Intensive” green roofs take a bolder approach. And the effect is nothing short of amazing—just look at this lush green roof home belonging to gardener Felder Rushing in Mississippi.

Of course, green roofs are not a new concept. For centuries, Europe has covered their roofs with some type of nature. And, while we want to be living in the 21st-century, thank you very much, we can take notes on how to implement the concept into modern-day design.

And it doesn't get any more modern than this. Ian McDonald's Meadow House in Toronto is a testament to our creative ability to blend dwellings seamlessly into the environment. In fact, with the green roof tucking this house into the hillside, the only indication that it's there at all are the giant periscope windows that flood light into the home.

While green roofs are typically installed on flat roofs like the one above, the idea can be adapted for sloped roofs, too. And though a green roof can be "intensive" (about 12 inches thick), a less expensive option is to install an "extensive" roof—one that offers about 3 inches of more limited and suitable plants.

And the good news is that they are easy to maintain. Talk to an architect or contractor about how to convert your own roof. You'll be glad you did.

Nothing induces relaxation quite like a quiet and cozy reading nook in the bedroom. A comfortable chair, some soft lighting and a good book are sure stress relievers. Add an extra element to your reading nook, by incorporating some eco-friendly ideas into the space. Even with a low budget, you can make the reading area more relaxing and better for the environment with a few simple tricks.

Lighting

The buzz about energy efficient light bulbs has been happening for years. Slowly, regular incandescent light bulbs are being replaced on store shelves with energy efficient ones. The once unsightly corkscrew design that was the trademark of energy efficiency in lighting, is now being replaced by more attractive designs that provide the same energy benefits. By replacing the light bulbs in your reading nook lamps, you will be saving money and energy. That is good for both your wallet and the environment.

Go Organic

While organic food has been around for years, organic fabrics are still catching on. The most common organic fabric is cotton. Although it once only came in an unbleached creamy tan color, organic cotton now comes in a variety of colors and styles. Slipcovers, pillow cases, and throw blankets can all be found made from this green lifestyle fabric. Organic cotton is not only strong and durable, it is also soft to the touch and provides a comfortable material upon which to sit and relax.

It’s Alive!

Plants are a great addition to any quiet and cozy reading nook. A tall fern or potted Fichus tree beside the comfortable chair or chaise provides privacy, as well as, air quality benefits. Plants can help filter out the allergens in the air and make the bedroom a place where it is easier to breathe. Choose plants that can tolerate the lack of sunlight that they may receive if placed in an out of the way nook. A small African violet or a vase of cut flowers on the side table can also add charm and personality to the space.

Seating

It may be tempting to rush out and purchase a new chair that looks like it will be perfect for the reading nook, but before you do, look around your home for as used one instead. Eco-conscious living means consuming less, and that includes purchasing new furniture if it is not necessary. If you can move an existing chair into the nook, that is the best option. Recover it with a colorful or relaxing new fabric to give the chair new life. Sew up a new throw pillow using fabric that you have around the house for an extra cozy accent.

If you must buy a new piece of furniture, select one that is made of high-quality material with a solid frame. This will, in most cases, make the chair last longer which will be better for the environment in the long run.

Simple steps can create a reading nook that is environmentally friendly while being just as comfortable and cozy. Do not be afraid to pull objects from other areas of the house to create the perfect setting. Reclaim old pieces and give them new life with a fresh coat of paint or new fabric. And while you are enjoying your book, you will rest easy, knowing that both your budget and the environment, are pleased with the steps you have taken.

There are ways you can avoid, or at least diminish, problems, through proper furnace maintenance. It’s not hard to learn how to maintain your furnace. Some tips are listed below.

1. Call Early
The main thing to remember is to call early if you are going to let a professional do the job. Late September or early October is the best time to call. Not only will it be easier to get an HVAC technician then, but you may actually be able to schedule an appointment so that you can make arrangements for someone to be there when the technician comes.

2. Contact Your Utility Company
You may also want to schedule an appointment with the utility company that supplies your natural gas to perform a routine inspection at the same time you schedule the HVAC technician. This way, you won’t have to make separate arrangements for someone to be present.

– When you do schedule your appointment with the utility company, you want the inspecting personnel to check connections and pipes running from the gas source to the meter and then from the meter to the heating source. The technician will be able to determine if there are any problems that the utility company will need to address.

3. Find Out How Extensive the Inspection Is
When you schedule your appointment with the HVAC technician (if you are going to do this, rather than do it yourself), ask what the inspection will cover. Depending on what service you will receive, you may need to ask him to:

  • Make sure everything is working properly so that carbon monoxide is not escaping. This is also a good time to ask about purchasing carbon monoxide detectors or having them installed.
  • Have pilot lights relit if they are extinguished during summer.
  • Make sure area around furnace is clear to avoid fire hazards.
  • Have the vents and ductwork professionally cleaned.

4. When you DIY, be thorough as above

If you decide to perform your own furnace maintenance, you will want to check the same things that are listed in Step 3, and perform the same operations.

About Annual Inspections

If you have decided that you learned how to maintain your furnace well enough to do this every year, there are some things you can do on a regular basis, both before the cold weather begins, and during the winter.

Change the filters regularly, at least every three months. If you notice a lot of dust build-up on them between changes, you may want to make it a once-a-month task. When you perform your first maintenance before cold weather comes, this is the time to purchase new furnace filters, even if the ones you have can be cleaned easily by brushing, shaking, beating, washing with the garden hose, or other methods. You can use your cleaning methods to maintain the filters between changes.

When you get ready to install the new filters, take a few minutes to clean around the opening where the filter fits, as well as cleaning the grate or cover that goes over the filter. This will ensure that your filters are being installed in as clean an environment as possible. Once your furnace maintenance is complete, you should be able to enjoy a warm house during the winter. However, if at any time during the furnace’s use you smell a gas odor, take immediate action. Get out of the house, and call 9-1-1. Natural gas is extremely flammable and explosive.

About Oil Furnaces

Some homeowners use oil furnaces to provide heat during the cold weather months. These furnaces require different maintenance techniques than natural gas ones. Again, however, you can learn how to maintain your furnace by following these steps or have a certified HVAC technician do it for you.

1. Clean the blower once before the cold weather sets in, and again at some point during the middle of the cold-weather season. Use a hand-held vacuum cleaner with both a brush and hose extension attachment, or use new paintbrushes in different sizes to clean around the fan blades and different parts.

  • Do not use anything that may cause static electricity. In addition, you might want to cut the power supply to the furnace while you are working with your oil furnace for added safety.
  • Don’t forget to lubricate any fittings that may need it when you are doing your mid-season cleaning. Use cup oil or a very lightweight motor oil that doesn’t contain cleaning agents. Do not use ordinary household oil.
  • Change the filters when you perform furnace maintenance for the first time then as often as needed during the remainder of the cold season. This includes any ventilation filters as well as the oil filter.

2. If your furnace has one, clean the stack control before heating season begins. Remove it from its housing and clean it gently but thoroughly with a rag dipped in warm water and mild soap.

Remember to use caution when cleaning and maintaining your furnace, whether it is natural gas or oil. If you just don’t feel confident that you have mastered how to maintain your furnace yourself, don’t hesitate to call a professional.

If you like working on your car, chances are that you spend a lot of your time in your garage. Your garage is your refuge. It is the place you go to get away to enjoy your private space. Everything about working in the garage is enjoyable—except the cleanup process.

After a few hours of working on your car, your garage will not only look the worse for wear, but you'll be able to smell it as well. If you take the time to prepare your garage before you do any work, however, then you will have a much easier cleanup once all the fun is over.

First things first; start with your garage floors and then work up.

Many people have cement garage flooring. But, consider epoxy flooring as an alternative. With epoxy flooring, you reduce flammability issues that are more common with other coatings. Because of this, it is more heat resistant than some other paints that might be latex or alkyd-based. Best of all, it will last for a long time to come and it's easy to clean.

Next, buy some storage options for all your tools to keep them organized. Where storage sometimes takes up an entire wall (or all of your walls), you might only need a few shelf containers and buckets to store your more commonly used tools.

To make your garage extra homey, make sure you have enough lighting to help with all of your projects. There are specialized garage lighting options to consider, particularly when you’re using your garage simply for storing vehicles versus actually creating a more people-friendly space. Do some research to get the best light for your situation.

Once you have your garage the way you would like it, the next step is to keep it that way. With the epoxy flooring and organization systems in place, this is a lot easier than it was previously. Keep a hose and a scrub nearby, which is not only great for the floors, but also for your hands and shoes before you enter your house.
