You want to appeal to the broadest range of buyers when selling a home, and if a buyer thinks they need to spend money re-doing what you've done, they will offer less. 2. Bathroom Renovations. The same can be said for bathroom renovations. Any design that is over the top could detract from the value of the home. It's best to avoid garish sinks, faucets, and tiles. And skip the heart-shaped bathtub! Dated and Overly Personal Bathroom 3. Painting. Painting the walls is a great way to freshen up a space prior to putting your home on the market, but painting with bold colors such as red, orange, purple or even black (I've seen this) is a sure way to turn off a potential buyer. Buyers want to feel like they can move right in and not have to re-paint the walls to match their own tastes and their existing furniture. The same goes for painting the exterior of the home – no bright blues, yellows or greens please! 4. Water Features. Having an in-ground pool, hot tub, waterfall or pond can also devalue a home, as buyers may perceive these as extra maintenance expenses they don't want to incur. Also, buyers with small children may be fearful of these as well. The only exception of an in-ground pool definitely adding value is if the home is an investment property in a resort area where renters find homes with a pool to be more desirable. Very personal colour choices can derail a sale! 5. "Wasted" Square Footage. Taking valuable square footage in a house and using it for a specific, personalized purpose can make the house harder to sell and/or detract from its value, for example, turning a garage into a gym. Also, on the Bravo TV show, Nine By Design, the hosts of the show were trying to sell their NYC townhouse. The ground floor was taken up by a basketball/squash court because the owners liked to play these games. However, most buyers would see this as wasted space and an expensive project ahead to change. 6. Redecorating. Redecorating in a highly taste-specific style, such as Asian, country clutter or extreme modern can turn-off potential buyers. When selling your home, you want to appeal to the broadest range of buyers, so it's important that the furniture and décor is neutral and broadly appealing. 7. Illegal home improvements. Decks, driveways, expansions, etc. not approved by the local town authorities can devalue the home as you will probably be forced to correct the situation prior to selling which could result in something as extreme as actually removing it. 8. Laminated Wood Flooring. Installing laminated wood flooring instead of solid wood in an upscale home can also cause a buyer to think "I've got to rip this out"! Better to refinish existing hardwood floors, if any, or cover floors with new but inexpensive wall-to-wall carpeting. 9. DIY Home Repairs. While needed repairs and maintenance should be done to a home before putting it on the market, doing these yourself could end up costing you money in the end as buyers perceive your shoddy workmanship as something they have to spend money correcting, and therefore offering you a lower price. 10. Gardens and Landscaping. A high-maintenance garden and landscaping could also lower the value of a home. If buyers are not avid gardeners or don't want to spend money watering or on hiring someone to constantly weed, trim and rotate your plantings, this could be a real turn-off. So, before you decide to make that improvement to your home, stop and ask yourself: "Will most buyers find this desirable so that they would be willing to pay for it, or is it just to satisfy my own needs and tastes?". In this post, Matthew talks about the burgeoning need to make the best of what we’ve got when it comes to utilizing our space at home. Being passionate, and knowledgeable about attic conversion, Matthew submits 3 ways to convert an attic, and expand the potential of your property while you’re at it. *** How can we increase the amount of space in our home without increasing the size of our home? I guess you’ve already cottoned on from the title of the article, and true to form the answer is pretty simple. We start unlocking the wasted roof space that can be found above the ceiling in most of our houses. This is surprisingly easy to achieve through a simple process known as an attic conversion. In essence, it involves converting the space that already exists between your ceiling and your roof, into something that can be used by humans instead of by uninvited insects and animals that may be taking refuge up there. If you like this idea, then there’s really three types of attic conversions that you may want to consider: 1. Ladder Access and Flooring This is the most basic level of attic conversion. It starts with installing a retractable attic ladder in your ceiling, which will provide you with an entry pathway into your roof space. The next step is to install some flooring across the ceiling beams in the roof, which creates a solid foundation for the area. However, it’s not just a matter of whacking down some chipboard and away you go. Rather, it’s important to first build a timber frame on top of the beams, which is done to leave enough room for the water pipes and electrical cables that criss-cross your roof space. Then it involves screwing down some strong and sturdy flooring on top of this built up frame. This is a great solution for a lot of people – some houses will find that 30% of their space can be found in their attic! However, one of the limitations of this solution is that the area will get dusty, so if you’re planning on using the area for storage you’ll need to wrap all your items in dust proof covers in order to protect them. And so, we move onto attic conversion Mach 2… 2.Dust Proof Attic Now we’re getting into the good stuff. For the most part, we’re looking at a similar sort of process as the entry level solution, but we’re also adding in some extra benefits. Firstly, in order to combat the dust it will be necessary to install some dust-proofing material on the inside of the roof and walls. This is best achieved by using an insulating type material like that which can be found on the interior of warehouse roofs. Essentially it’s a flexible polyethelene type material that forms a complete barrier between your attic and the outside world. It also helps keep the heat down too, which is important for summer. In addition to the dust-proofing insulation you may also want to consider the installation of a roof ventilator which circulates the air and also lets in some natural light; it helps keeps the environment nice and fresh. 3.Complete Attic Conversion Still not satisfied? Well if you’ve got enough space in your roof cavity, then an attic conversion can really be anything you want it to be. Another bedroom, a kid’s play area, a new home cinema, a bathroom, office, a games room – really the only limitations are your imagination. If you can dream it, then it can be built. Things start to get a little more complex when we’re looking at these sorts of spaces however, as council approval and structural engineering is usually required for living areas. But if you’ve got the budget, and your mind is tingling with excitement at the prospect of finding a new room that you never knew you had, then it’s definitely worth looking into. So there we have it. If you’re feeling a little cramped in your current abode, or you’d love to buy that new house but it does’t seem quite big enough, then allow yourself to contemplate the space above your ceiling. In many cases this was due to forces beyond the control of homeowners; illness, or job losses being the most obvious. But, in many cases, it was due to first-timers wading into the financial waters of homeowning without a solid foundation in understanding what the real costs are. Guest posting today is mortgage consultant and home buying expert Andrew Legge who talks about some of the ways to approach the business of negotiating a mortgage that is sustainable for the long term, no matter where you’re looking to buy. *** So you've been looking around your rented digs and looking at that rent cheque you write every month and perhaps you're thinking "Hey … I'm paying my landlords mortgage!". You are! At this point you might be thinking "Maybe I'll buy my own place and pay down my own mortgage!". Great, now where to start? First thing to think about is “what can I afford?” If that's me making the decision, I want to think about how much I want to pay each month. If you're renting, a good place to start is your rent. Is that what you're comfortable with? Let's assume that it is. Take that figure and now you've got to factor in some more things than just paying the rent/mortgage. There's property tax, heat, and maintenance fees if it's a strata you've got your eye on. Take those off your rent and you've got your mortgage payment. Now that you've got that sorted, just how much mortgage will that get you? There are a great many calculators out there: Dominion Lending Mackenzie Financial CMHC the Financial Post Canada Trust There are many to choose from, be it a mortgage brokerages, financial planners or your banks. When you get asked for your income, it's your GROSS income that they're looking for, not NET, unless otherwise specifed. When a mortgage professional asks what your income is we always mean gross. When they ask for debt payment amounts put what your comfortable putting, but you need only to put in the minimum required amounts. Debts are generally Credit Cards, Loans, and Lines of Credit. You'll have to estimate Property Tax, Heat and Maintenance. This will spit out what you can 'afford'. Most of the time, it will give you a mortgage with a payment that is way higher than the amount you decided you were comfortable with. That's because out of that gross income most lenders will give you a mortgage that, along with the tax and whatnot, eats up 44% of your gross income. 44%!! That's before you pay income tax, clothe yourself and, you know, eat. Sounds crazy right? It kind of is. This is why it's best for YOU to determine what you want to spend before getting qualified for what you can. Also if you're maxing yourself out in this environment, you'd best be preparing for a rise in rates and how you're going to pay for that. If you don't, then when your renewal comes around you're going to take a punch in the face. At the very least a slap. With rates as low as they are, even if they are rising a little, little movements are a big deal. This is because the increases of 0.10% or 0.20% end up being such a large percentage in relation to the rate that you've got. Also in the early going of a mortgage the bulk of payment is interest. Those rises will make a BIG difference. So if you're starting to think that owning is a better idea than renting, first start off with a workable budget. Интервью с Philippe Baumann на студии бука Posted: 20 Dec 2010 04:00 AM PST We spoke with Philippe Baumann, a New York City architect who founded his own firm in 2000. Baumann is a part-time Assistant Professor at Parsons University and an Architecture Instructor at Pratt Institute. In addition to designing furniture, he has completed projects for institutional, public and residential clients, as well as a studio for artist John Beech in Bushwick, Brooklyn, which involved the renovation of a derelict factory building. How did the industrial setting of Bushwick inspire your design? The neighborhood is still gentrifying to some degree, and a lot of artists have moved over from Williamsburg. This particular block is mostly commercial, and there are a lot of buildings in disrepair with a lot of graffiti, so the strategy was to present as closed and imposing of a face as possible. It turns out the front facade was unstable, so we removed that and replaced it with concrete, steel and flush glass, forming one continuous plane. The front door is made from quarter-inch plate steel with exposed hinges. It’s not your normative studio space and is meant to be a tough facade. Still, the graffiti artists tag his building with some frequency. For a time John would clean it off, but I think he has given up on that now. It actually looks pretty nice because one of the more recent tags works fairly well, so he decided to acquiesce to the urban condition. John Beech is known for his sculptures. Tell me about his work and how it set forth the spatial requirements for his studio. I would characterize him as a minimalist sculptor with a sense of humor. His work tends to be fairly good-sized, heavy and often related to industrial components; an example is an installation made of those concrete curbs from parking lots, which he placed along a floor and wrapped up the wall. In the context of his studio space, one of the advantages of the existing structure was its 14-foot high ceilings—and we wanted to maximize them. Our strategy was to try to keep the floor plate as open as possible so that John can move material through the building. Aside from meeting the needs of the artist, articulating the wide-open interior spaces of a former warehouse/factory is a challenge. How did you divide the space without sacrificing views throughout? The beauty of the space that it was so generous—45 feet wide and 100 feet long—and I really wanted to maintain that, as did John. The building’s construction is typical of the neighborhood, with brick walls and a wood joist roof. We kept most of that structure and created within it a series of smaller studios and administrative components on one side, leading to a large sculpture studio in the rear that stretches the entire width of the building. The key to maintaining views through the building was to never touch the perimeter with solid walls; instead, we used glazed, full-height operable doors along the corridor. When all of those doors are open, you really get a sense of the space as a continuity and it is really fluid. There was a column right in the middle of the rear sculpture studio, which we removed and replaced with a beam to create an open space—one of John’s requirements. Do you think the new space has influenced the way Beech works? It took him a while to get used to his new studio because he’s always been in smaller studios in Williamsburg, and now he has 4,500 square feet of space. I’m curious to see if his work gets bigger, actually, because for a while he was working pretty small and I think it was a result of being cramped. I think his natural tendency is to go larger. In such a tight urban site, how did you manage to capture so much natural light? One of the unusual aspects of the building is that it has four foot alleys down both sides that run its full length. About halfway through the project, John came to me and said “Phil, I think I’d really like to have a little garden back there,” imagining a small space in which he could place a table and eat outside. Ultimately, we removed 30 feet of the brick wall along the studio that faced the alley and inset a glass wall, effectively gaining eight feet. The result is a 12-foot wide exterior space that provides a visual continuation of the interior and brings very different kinds of light down into the studio. Light reflects from and rakes along the side wall, and we were able to restore original skylights that puncture the ceiling plane. It’s a variegated sort of light, and it changes throughout the day. Tell me about the sustainable features of your envelope design. We installed a radiant floor system, continuous throughout, with three or four zones that can be adjusted depending on which studio space John expects to use over the course of the week. To insulate the space, I specified Icynene, a blown insulation that expands and fills every void, blocking all air movement. And of course, with all of the natural light, John rarely uses electric light unless it’s a really gloomy day. We’d like thank Phillippe for taking the time to speak with us about this compelling project. It is an ideal studio for a sculptor, and surely an inspiring space in which to create.
