As architecture is changing it still remains important to respect cultural and religious elements of buildings, especially those that hold a deep history of the nation. The structure of the building tells us what happened inside therefore to maintain the original facade is the most important. In Northern countries it’s common for churches to be converted into other uses and residences. Below is a cool church conversion by Zecc Architects in Utrecht in the Netherlands!

Specifically in the Netherlands there are many abandoned churches that have been re-designed and given a new identity like this St Jakobus church in the university town of Utrecht!

A different meaning to taking a pew!

St Jakobus ceased holding ceremonies back in 1991 and until 2007 was used to display antique furniture as well as act as avenue for small concerts. The mezzanine floor played a huge part in the re-construction process for Zecc as they needed to remove part of it in order to utilize the space and let the light into what used to be the ground floor!

Fresh and full of light! What a great entertaining venue!

The new mezzanine floor has created a host of new rooms that include bedrooms, a bathroom and study den. The empty areas take shape as inner patios allowing the natural light to exude through the openings.

The new mezzanine now gives space for more rooms!

The modern approach takes the result away from the original structure of a historical church. The features have been retained to be useful yet to keep the culture alive, like the church pews have been used as a dining table for example, but all of it can easily be altered to suit function.

The glass windows create atmosphere against the white interior decorating!

Zecc architects didn’t want to totally change the interior, they wanted to maintain as much of the original features as possible like the wooden flooring. They wanted to create an original ambience! The old doors were given some TLC and the stain glass windows remained!

What a stunning space to practice a hobby! Can you imagine the acoustics?

The new sleek white floor is constructed from sheet material, wood and steel. The closed parapets seem to like their new surroundings and the glass surfaces add to the space by offering reflections of the cultural and historical elements that have brought together old and new in spectacular harmony!

The transformation of this historical church has resulted in a changeable construction that has opened out into a residential masterpiece – that can be re-designed easily or even revert back to being a place of worship and ceremonies.

Thank heaven they kept the original wooden floor!

Grouting and finishing your tile floors can be the final step in a home improvement project that will have lasting effects. It is important that it is done correctly and that you are well prepared for this portion of the project.

Chances are you have already picked out your grout color. But if you have not already done so, you will want to do this before you get started. It is important that you test the grout color before you begin, or that you have a sample, as the color may change upon drying. You can get free samples of products to try out.

This will help ensure that the color you have chosen will work with your color scheme. Also, take into consideration how much grout you may need. If you used 1/4-inch spacers, you will use much less than if you used 1-inch spacers.

Here is a list of things that you should have before getting started:

  • Broom
  • Grout
  • Multiple pails
  • Sponges
  • Gloves
  • Sealant

Here is the order in which your grouting and finishing process can begin.

1. Remove spacers. Once your tile has been set, and the thin set has dried, you can begin to take out the spacers used in between the tiles. They should pop out easily, but if they are laying flush against the thin set you may need to pry them out with tool like a flat-head screw driver.

2. Clean the surface and grout lines. Once the first step is completed, you will need to clean the areas that grout will be applied. This will help prevent a loosening or cracking of the grout once it has dried.

3. Mix the grout. The mix should have a recipe on the bag, but if it does not, then mix the grout to a thick putty consistency. It needs to be fluid enough to press into the lines, and stiff enough to not run. Think stiff mashed potatoes.

4. Float the grout. Take your trowel and smear the grout all over the grout lines. You will also need to press the grout into the spaces to make sure that all the spaces, corners and gaps are full.

5. Clean off the tile. This is the portion of the task that will take patience. It is not difficult to clean off the grout, but it does take some technique. First, you want to make sure you have plenty of large yellow sponges, and pails of clean water. You will be refilling your water buckets often, so having a few that are already full will help save time. While the grout is still fresh take the sponges and clean the tiles and grout lines by running the spongue over the top of both.

You want your motion to be scooping up the excess grout off of the tile, but not pressing indentations into the grout lines. Grout is very sandy, and the more swipes of the sponge will mean that there is less clean sponge. You will need to make two or three passes, flip the sponge, repeat, then either get a new sponge or clean the one you are using very well. You want to get all of the grout off the tiles or when it dries it will also adhere to the tile. If you notice that grout is just smearing everywhere, or sand is getting on things, then replace your water and sponge.

6. Apply sealant. Once the grout has dried, you need to apply the sealant so that the new grout will not absorb stains. Grout is very porous, so this is an important step. The sealant has a tip that looks like a glue stick. Just run the sealant over the grout, and let it dry.

The key with this type of project is making sure the surfaces are clean before and after you are done. This will be the best way to guarantee fantastic results.

And what are some of the common pitfalls to avoid when trying to spruce up your exteriors for potential buyers? Design enthusiast and guest poster Sharon Harlan chimes in to point you in the right direction …

If the inside of your home is its heart, its exterior is its body. You can't neglect one and take care of just the other. Most people undertake interior home remodeling or improvement projects because they want to improve their level of comfort and their home's aesthetic appeal.

Exterior renovations are done only when they want to improve their home's curb appeal in a bid to find a buyer and a good price for their home. However, any interior redecoration works best when it is done in tandem with exterior renovation.

When doing up the outside of your home, here are a few mistakes which you should avoid:

Building in “white elephants”

While a swimming pool or a large lawn is a great way to build curb appeal and enhance the value of your home, think long and hard before you include these and other white elephants in your home. They cost a bundle to build, and much more to maintain on a regular basis. You're going to have to spend tons of money towards maintenance; if you don't, these investments are going to go to seed and become an eyesore on your home rather than helping to boost its value. So unless you have money for regular upkeep, leave these high end exterior additions out of your improvement plans.

Forgetting to weather-proof

Whether it is your roofing or your windows, don't forget to include protection against the elements. Identify gaps around windows and seal and insulate them to ensure that your home is heated or cooled efficiently. If you have shingles on your roof, replace the ones that are damaged and also check the flashing at the roof line and near your chimney if you have one, before painting over them.

Painting the wrong colors

While there is no actual right or wrong in choosing colors because it is a personal preference, when you choose dark colors for your home's exterior, they make it look smaller and less appealing. Also, if you go with exotic and loud colors like red, pink and purple, you're never going to be taken seriously when you want to sell your home and you may have to shell out more money for another paint job.

Doing more than you need to

Very often, the cost of exterior home improvement can be kept down to a minimum if you plan ahead and do only what is really necessary. Sometimes all that's required to make your home look good and improve your curb appeal is a good cleaning – remove all clutter from your garage and driveway, spruce up the furnishings on your doors and windows, and give your home a new coat of paint. Don't spend money and time in doing much more than is necessary.

Being safe from hurricanes, hail, tornadoes, snowstorms, etc. And don’t forget about all the money you’ll be saving on utilities, insurance and energy costs. Sounds great, doesn’t it? Well, before you begin excavating your backyard, here are some general tips to consider first:

  • The best resource to begin with is to visit The American Underground Construction Association website where you can find information about finding undergound homes to tour.
  • Next decide what type of underground home you want to build. There are three types of underground homes to choose from: completely underground where the house is built around a sunken atrium or courtyard and the house is entered via a stairway that leads underground. A partially underground home is where three sides of the home are underground while the fourth side (usually the southside) is exposed to allow for solar heating. The bermed home is where most of the home is underground except for the windows which are exposed.
  • Next find a location where you want to build your underground home keeping in mind that different types of underground homes require different types of soil. For example, a completely underground home requires soil that is flat and that allows for proper drainage.

You can downsize without making a huge sacrifice: Make sure you have storage space. Not too much, otherwise you'll continue to fill it up with 'stuff,' and stuff is what we are trying to get rid of! Have yard sales, and donate to churches and battered women shelters. The less stuff you have, the less room you will need. My rule is if I have not used something in six months, I get rid of it. If that makes you nervous, use one year as a timeline. The furniture must be to scale. Small room, small furniture. Built-ins should take up interior wall space, not living space. Double-duty built-ins, like a bench that is storage below, are very effective and space-saving. Raised ceilings, (which I don't recommend for heating purposes), give the illusion of more space. Raise them if you must. Just don't tell me about it.

We live in more space than we need. We’ve got media rooms, master suites, walk-in closets that can be mistaken for bedrooms, and extra living and dining areas. I grew up in a house with formal living and dining rooms that were reserved for company and holidays. I never understood that. It eventually dawned on my parents that they actually lived in about 1000 square feet, and they built their final house accordingly.

As a single 30-something, I built a 16′x24′ passive solar post and beam saltbox in New Hampshire. It had more space than I needed – full basement, two stories and a cozy reading loft on the 'third floor.' Utility bills were low. The sun heated it on sunny winter days, and because it was small, it did not take much wood to keep it warm at night.

My current house is about 2000 square feet, and I have raised two daughters here. The space has served us well for the last twelve years, but with one in college and the other getting ready to follow suit, it's time to think about downsizing.

A friend of mine owns a pumice passive solar duplex, one side of which is 665 square feet. It is one bedroom with a full bath, a perfectly scaled kitchen, a living room and a storage room with a washer and dryer. The kitchen was small but complete, and the living room furniture fit in the space it was given. That is why the pumice duplex seemed so spacious.

I had this listed for sale a couple years ago, and every time I was in it, I said to myself, 'I could live here with no kids.' It was just enough room. If it were still for sale, I'd probably buy it.

Why do we think bigger is better? Ask yourself that as you consider the initial cost of a large home, the maintenance, cleaning requirements, utility bills, and the extra waste created by everything listed there. Do you really need more of all those things in your life?

Ecological Advantages of a smaller, more compact home

Practical benefits of having a smaller home: You save money on utilities and maintenance. You save money on your mortgage or your rent. If you are building, you will cut costs with less material. If you are building, you will create less waste (good for the landfill). If you are building, you will have a smaller footprint, eating up less of the planet's precious vegetation. Reduce your carbon footprint and save our natural resources.

A green home is a smaller home. Compact is more eco-friendly. There are fewer materials are used to build a smaller home, which conserves energy and water. There is less waste at the construction site, saving landfill space. The footprint is smaller, taking up less precious and finite land space. Energy use is lower resulting in lower utility bills, stretching the lifespan of our natural resources.

These are actually things taken into consideration and rewarded in the various rating systems, such as LEED. A smaller, compact home will gain more points than a larger home, garnering a higher certification level.

The exception to the rule

A friend sent me an opinion piece about a 5,000 square foot home that was declared eco-friendly, because it was built with green methods and had a monthly electric bill of only $50. The point of the article was to say an 'eco-mansion' is not green, because it unnecessarily uses extra materials.

My friend didn't agree. She said there is nothing wrong with a large space. She thought the green movement was going overboard to declare large homes not green.

This is a really good friend of mine, so an interesting conversation ensued. She said she and her partner need a bigger space than their 1000 sq ft home. They are both work-at-home artists, and we determined they need more studio space, not so much living space. She thought 3,000 sq ft might suit their needs, instead of separate out-buildings for studios.

There is nothing wrong with a large space as long as it's getting used! A lot of these 5000 sq ft homes have extra living and dining areas, bedrooms that never get used, large rooms all the way around, probably useless hallways, and so on. Wasted space and materials are not eco friendly, no matter how cheap the utility bills are.

So I add that point to the idea that small homes are green homes. If you need that much space and will actually use it, then it's not extravagant at all. But building big for the sake of building big, though, does not a green home make.

2011 Tax Credit Facts:

  • The improvements must be made and functioning by January 2009 – December 31st 2011.
  • The changes must be for the main residence.
  • Renewables for rentals and some 2nd homes qualify for (GSHP ground source heat pumps, solar photovoltaic systems, and (SWH) solar water heating systems.
  • $500 is the maximum amount that can be claimed on all installations and products in 2011. There are some individual renewables that don’t have this cap.
  • Owners must have a certification statement from the manufacturer.

Gas, propane, oil, water heating systems – Energy score>= 0.82 of 90% of thermal energy performance. All Energy Star tankless water heaters pass but their gas water heaters do not – $300

Renewable Energy Measures Requirements:

Small scale gas turbine generators and hydrogen fuel cell systems – power capacity must be 0.5KW and performance efficiency 30% – Credit for 30% of the price with a cap at $500 per 5KW of power

Small scale wind turbines – the power capability must be 100 KW or less – 30% claim

Photovoltaic Systems – must provide electricity for a residence and comply with the electrical and fire code – 30% of costs

Ground source heat pump (GSHP) – Energy Star requirements! Closed-loop: EER >= 14.1 Cop>= 3.3. Open-loop: EER> = 16.2 Cop> = 3.6. DX heat pump EER> = 15 cop> = 3.5 – 30% of installation fee.

Solar Water System – Energy must come directly from the sun and generate half of the energy in the home. Owners can only claim on the installation of the solar system and not the other water heating systems in the home. The water must only be used in the home and not for hot tubs or swimming pools and the system must comply with the Solar Rating and Certification Corporation.

Energy Star is a highly supported program that helps residential homes and business’s towards saving our environment through their high energy saving concepts and products.

"Don't neglect your kitchen appliances during spring cleaning," said Doug Rogers, president of Mr. Appliance Corp. "Your appliances never get a day off. They take the most abuse, yet probably get the least attention. Keep them clean to help them last longer and run more efficiently."

Give spring cleaning a new meaning with these 10 unique and often forgotten tips from Mr. Appliance® and Mr. Rooter® Plumbing:

1. To eliminate odors, pour vanilla extract into a bowl with a paper towel and wipe down the refrigerator walls.

2. Soak refrigerator removable parts in the sink with warm, soapy water to remove stains from food spills.

3. To remove food residue, run an empty dishwasher with a cup of white vinegar.

4. Take out oven racks and wash them by hand with warm soap and water to remove caked on food.

5. To eliminate odors, place handful of ice cubes and citrus peels in garbage disposal, turn on cold water and then the disposal for 15-30 seconds. After turning off disposal continue to rinse with hot water for 15 more seconds.

6. Wipe interior microwave surfaces with a mixture of two tablespoons baking soda and one quart water to remove food stains.

7. Use a sponge with a mixture of ½ cup bleach, ¼ cup baking soda and four cups warm water to avoid yellowing of white appliances. Let it set for 10 minutes before rinsing and drying.

8. To remove grease buildup from garbage disposal, turn on hot water, then disposal. Squeeze tablespoon of dishwashing liquid in disposal, and run hot water for 15-30 seconds. Turn off disposal and let hot water run until suds are gone.

9. Heat a microwave-safe bowl of vanilla extract for three minutes and use it to wipe surfaces for stubborn residue and stains in the microwave.

10. Clean condenser coils located behind the fridge with a brush or handheld vacuum to remove dirt, dust and pet hair.

Finish materials such as countertops, tile, stone, floor coverings, cabinetry, doors, windows & fixtures are all part of the complete color palette of your home. Furthermore, there are specific selections for each that, if generally adhered to, can keep your home from becoming dated and still allow you to express your color-loving self through paint, artwork, and furnishings.

Let me start by saying that there are many beautiful and interesting combinations of finishes that can be delightfully unexpected and can hold up to the test of time. So this is by no means a greatest hits list. Instead, this is a narrowly defined feature set that seems to get used over and over again and always just works. These safe-bet features are for the traditional style and are often found in mid-market and high-end homes.

Kitchen

More than any other room, the kitchen is the defining room of the house. Here, the sum of the parts are quickly assessed to see if the home is designed and built well.

1. Carrera marble or absolute black granite countertops. Accent counters can be done with stainless steel (perhaps for a pantry area) and wood (seen on some center islands).
2. Stainless appliances are still king. And, the bigger the budget the better. People want high end appliances. Commercial style cook stove with hood is still the focal point.
3. Farmhouse sinks are all the rage. Faucets in polished or brushed nickel.
4. Dark stained hardwood floors.
5. Painted cabinets in white or off-white color. Good cabinet detailing is important.
6. Subway tile for backsplash.

Baths

1. White fixtures only – toilets, sinks and tubs.
2. Master should have walk-in shower with freestanding tub. Secondary baths with tubs should have tile or marble surrounds only.
3. Cabinet style vanities.
4. Carrera or neutral colored tile or stone are used for countertops, floors, showers and partial wall applications.
5. Polished nickel or stainless plumbing fixtures, handles, wall sconces, and mirrors.

General

1. Dark stained hardwood throughout living area including main staircases.
2. Elegantly finished staircases with the proper balusters, handrail, newel posts, skirt boards, and moldings.
3. Bedrooms are either carpeted with commercial style carpet (not cut pile) or also in hardwood.
4. White or off-white painted doors, windows and trim. Keep the ceilings white as well. Satin or semi-gloss for trim, flat or eggshell for the walls.
5. Suitably sized 2 or 3 piece base, crown molding in living areas, and windows with casing, stool and apron. Divided light windows should be authentically divided – not done with a false grid.
6. Painted classic fireplace surrounds to match trim. Use true black granite around firebox.

About Color

Aside from the fact that these finishes look rich in a nice understated way, from a color standpoint, they provide a very neutral backdrop from which most other colors, even the most audacious, can live in harmony. From these finish materials we have the colors 1) White, 2) Black, 3) Silver (nickel and stainless), 4) Dark Brown, 5) Grey/Beige (carpet).

With this, rich or subtle colors can be added through paint, furnishings, towels, bedding and window coverings.

Choosing a wall color can be difficult. The white trim provides a nice contrast, so error towards soft, subtle colors to provide a nice atmosphere without taking over the place.

Wall Colors

Here's an easy-to-take palette for wall colors to open the discussion. Identify which rooms can accommodate their own color. With an open floor plan, perhaps a single color works for all of the main living area with isolated rooms such as bedrooms, baths, and where there's a distinct break – the kitchen, having separate colors. Keep the color intensity about the same from room to room.

Accent Colors

Accent colors are introduced with upholstery, area rugs, towels, bedding, window coverings and décor. This is where your colors can sing. There's nothing worse than beige on beige on beige. Pattern and color can be combined to bring a room to life. And don't forget the artwork.

When preparing to set and install tiles for flooring, there are some basic considerations. The first is figuring out how you would like the tile to lay. You need to decide if you want the tile set at an angle, if you are going to have a pattern, or if the tile flooring will lay in a basic block pattern. It will help to know what size of tile you are planning to install prior to making these decisions, as your measurements could be affected by different sizes of tile.

Here is a basic order that make your preparation in setting and installing tiles as streamlined as possible.

1. Clean the surface in question. The first step in preparing for setting and installing tile is to make sure that all the old flooring is removed. This would include old linoleum that might be peeling, or carpet and glue that could be present on the surface. Having debris on the floor could create a lifting of the thin-set adhesive later on, which can result in either wobbly tiles or tiles that crack because they are not fastened correctly. The cleaning can be done with scrapers, and a little bit of elbow grease.

2. Measure. This is a key step that needs to be done correctly so that the tiles follow a uniform pattern. Using a chalk line and measuring tape, find the center of the floor and chalk it in a straight line in whatever direction you want to lay the tile. This means that if you want a diagonal pattern measure corner to corner, finding the center. The center point is the important step to the equation because you will be working from the center to the outer walls. This way if there are any tiles that will need to be cut, they will be the tiles on the outside walls and around doors or cabinets, not in the center of the floor.

3. Decide the size of tile. After you have found the center of the room, and you have figured out how you would like the tile to lay, then you can choose the tile that you want. From here you will need to do a basic layout of the tile using the spacers that you have chosen. The spacers will determine the distance between tiles for grout, or you may choose to have no grout lines. Create a mock design, and either write it down or take a picture to help you remember the details.

4. Mix the thin-set adhesive. After you have all of your supplies, now you can begin to actually lay your tile. There are different types of thin set, and they are intended to have grabbing power. Find the one that you think will best suit your needs.

When you are ready to lay your tile you will spread your thin set on the floor, making sure to preserve your chalked lines. For larger tiles, make sure that you have a trowel with wider teeth. This is what will make the lined appearance in the mixture. The smaller tiles, say a 4x 4 inch tile, you will need a smaller trowel with teeth that are closer together. Make sure that there are no gaps when the tile is placed on the thin set as this can lead to a hollow sound and even cracking of the tile.
