Also, know that sometimes there are factors beyond your control that drive home values up or down, including the appraiser's or contractor's quote and the locale.

Spring remodels that virtually guarantee a great return on investment

Two words: decks and kitchens. Remodeled or new-from-the-ground-up decks and kitchens are two areas where you can expect to recoup the bulk—or even substantially more than—the cost of the investment.

Decks

Year after year, decks continue to be one of the hottest types of outdoor remodeling for enjoying the warm weather, hosting backyard parties, and more importantly, for realizing a ROI of 100% or greater.

Take notice of your neighbors' decks, and imagine a new deck that outshines all of them. The uniqueness, aesthetics, and functionality of it will ultimately determine the amount of return.

Average initials costs are as follows:

  • Smaller 10 x 12-footers with average quality materials (southern yellow pine, for instance) will cost around $1,700, not including labor.
  • A larger deck (a 20ft x 20ft for this example) with longer-lasting, better-looking materials (like cedar or teak) will run the gamut between $6,000 and $12,000.

Go ahead: create a rough blueprint of your dream deck, be it a veranda, terrace, or even a multi-level affair complete with an ornate pergola or two.

Kitchen Remodeling

Ask any homeowner which is the central room in their home, as well as which room will likely benefit the most (ROI-wise) from a remodeling job, and nine times out of 10 they'll say the kitchen.

It’s just one hour. It’s just one hour out of our day. It’s just one hour out of our busy lives. It’s just one hour to save our Planet.

It’s Earth Hour and on Saturday March 26, 2011 from 8:30 pm to 9:30 pm, people around the globe are encouraged to turn off their lights and appliances for just one hour.

Started in 2007 in Sydney, Australia, Earth Hour began when 2.2 million people and 2,000 businesses turned off their lights in order to consider the impact electricity has on global warming. And just in the course of 2 years, Earth Hour’s impact has grown exponentially with hundreds of millions of people across 128 countries/territories participating.

For this year’s Earth Hour observation, there’s a desire to go beyond one hour, to consider how we can help our Planet now and into the future.

Fiber cement siding is a great choice of siding for homeowners that are looking for a durable product with a long-lasting life. The siding is rated as one of the best as it is not flammable, it resists insects and termites, and is not prone to water damage. It is ranked highest for withstanding severe weather conditions, and comes with a 50-year warranty. There are many free samples of fiber cement siding and other materials for assistance in making your selection.

As far as installing fiber cement siding, the process is very similar to that of composite siding, with some exceptions. The fiber cement siding can crack if not handled correctly, leading to a compromise in the material during installation. The other difference is that the cutting and trimming process is handled differently because of the density of the material. It is recommended that installers use a tungsten-tipped cutting tool.

Fiber cement installation materials list

The following is a recommended supply list:

  • Nail gun. A manual hammer will work, but can make the process slow and cumbersome.
  • Galvanized nails that meet the specifications from the siding manufacturer. This usually means that the nails need to be galvanized and industrial strength.
  • Caulking for joints and nail holes. This should be a paintable silicone.
  • A level for ensuring exact placement.
  • Stud finder to help locate studs for nail placement when attaching the siding to the structure.
  • Tungsten-tipped clippers or circular saw for making cuts in the material.

When installing the siding, it is best to have two people for this project. The siding needs to be handled by carrying each piece by an end. This ensures that the siding does not bow or crack. When cutting the siding, use the tungsten-tipped clippers or circular saw. When making cuts when fiber cement siding the process will be a little different than with traditional wood siding.

Allow for a clean ‘snap’

You will need to cut 3/4 of the way up the width of the siding. This is so that you can bend the end that needs removal up for a clean snap. This can be done by holding down the portion of the siding that will be used, while grabbing the underside of the portion that needs to be removed and essentially breaking it off. Fiber siding is designed to be snapped off in order to achieve a low effort clean cut.

When attaching another piece for a joint, make sure to leave at least a 1/8-inch gap. This allows for flexing. Make sure to caulk this section with the silicone caulking. You will also use the silicone to cover nail holes for nails that are below the surface of the siding.

How to install fiber cement siding boards

Here is a basic process list of how install fiber cement siding from beginning to end:

1. Begin by placing pieces on the bottom, horizontally. Nail directly into the studs that are in the frame of the wall. These studs should be located every 24 inches. Make sure that the base of the first siding piece is approximately six inches off the ground. Place the next piece over the top of the first with at least an 1-1/4 inch overlap from piece to piece.

2. At this point you can attach the siding to the studs by nailing through the base of the second piece and the tip of the base piece into the stud, or attach each piece independent of each other. When placing siding over flashing, leave at a quarter-inch gap so that water can drain, but not enough room to allow water under the siding.

3. After you have installed your siding, you can paint using an exterior grade paint. Follow the manufacturers instructions for application, and then you will be complete.

Try sourcing product from thrift shops, garages sales and online buy and sell sites like Kijiji kijiji.ca This an easy and fun way to shop locally for everything from art to furniture to collectibles, much of which you can customize to create a high-end signature look — with a bare-bones budget.

If you need to declutter, Kijiji is also a quick and convenient way to get rid of items you no longer want. Use it, as well, to educate yourself about collectibles, as I did after recently scoring two highly unusual glass Rembrandt lamps. In 2007, I did a major remodel on 2/3 of my rambling, 1960s ranch house. I replaced single-pane windows, added extra ceiling insulation, built an attached solar greenhouse and installed solar hot water. I also changed the floor plan for better air circulation and easier heating.

When the work was complete, I did an energy audit. When I was a real estate agent, I suggested to sellers to conduct an audit to understand their home's energy usage and how it can be improved. By doing my own audit, I'd be able to back up my suggestions with personal experience and show clients the entire process.

What is an energy audit?

An energy audit:

• determines your energy use
• gives recommendations on making the home more energy efficient
• shows which improvements have a quicker return on investment (ROI)

You can do an audit yourself or your utility may do one for free or a discounted fee. You can also hire a professional energy rater, who will give you a thorough report.

The benefit of hiring an energy rater is that, once your home's details are in the software, the information about upgrades is input, and you get new results and recommendations. It's an ongoing process to upgrade and audit for the best efficiency.

Preparing for my energy audit

I chose to hire a professional, my friend, Alva Morrison who is a Certified Energy Rater. Alva knows energy efficiency. He has been in the weatherization industry for many years. Here is what he needed to start my audit:

• my gas and electric bills for a year
• an estimate of how much wood I burn
• age of the house
• volume of the house
• approximate wall area
• numbers and square footage of windows and doors
• type of construction

Once he had my data input into the software, we closed the windows and exterior doors, and left the interior doors open for airflow. He ran a blower door test. He installed a high-power fan in an air-tight panel in an exterior door and plugged it into his laptop. When he turned it on, air was moved out of the house, and we could find leaks of air coming in through cracks and other small openings. I was surprised to find air infiltration where I didn't expect it!

My energy audit analysis

The report Alva prepared gave me new information about my house. Some I knew and expected, but some of the recommendations and ROI were a surprise.

My insulation is old and sagging, and I was prepared to open some walls and replace the insulation and sheetrock. The report said this was not cost-effective. It suggested I insulate around my foundation, two feet deep, 4' thick for less airflow through the building envelope and a higher ROI.

It also said replacing the fairly new woodstove with a gas stove would have a greater ROI as well. I hadn't considered this, either, but to me, burning wood, which is renewable, is more efficient than using fossil fuels.

The few old windows that were left should be replaced with low-e windows.

When I make these improvements, I will give the information to Alva to input into my file in his software. He will generate a new report each time I do this, and it becomes a living document. All in all, the house got a good report. I opted to get a HERS (Home Energy Rating System) score in addition to the audit. My house received an 88, which means it is 12% more efficient than the model home, which is the reference point of 100. Alva said this was great, considering the incomplete remodel and age of the home.

An energy audit as a selling strategy

An energy audit is a good tool for homeowners when they decide to sell. As you saw, it will show which improvements bring the highest and quickest ROI. It will also show potential buyers exactly how efficient the home is. Improvements can be done by the homeowner or negotiated with a buyer.

If there is no audit on a home, a buyer can pay to have one done. This way, s/he will know how efficient the home is as well as the cost of improvements to upgrade. Those costs can be rolled into an energy efficient mortgage (EEM), but that is another topic entirely.

Deck tiles is a great project for the first time do-it-yourself type. The product that is used for this project is easy to use, and looks great. The best part is that this project could be done in as little as a day in some cases. If you are unsure about what deck tiles are, or if they are right for you, you can find free samples and ideas at websites and retailers.

The tiles are made of out a high-quality recycled teak, or other type of wood that is attached to a plastic crate mesh material. The slats are fastened with galvanized screws that makes the construction nearly weather proof. The actual tiles are easy to manipulate, cut and move as they are light weight and designed to be interchangeable and portable. If you have a flat surface that already has a product covering like an old deck, even concrete patio, or even a roof-top garden, these tiles will be a great way to easily and cost effectively transform the space.

Installing Deck Tiles Materials List

For installation there is very little that is needed above the actual tiles. The follow is a short list of tools that will come in handy for the project.

  • Tiles. It is wise to order approximately 10 percent more than what is needed to allow for cuts that might need to be made.
  • Borders. If you are planning on installing a matching border around the perimeter of the tile work you will need to measure to see how much product will be needed.
  • Jigsaw. Teak is a very strong and dense type of wood. When making cuts, a regular hand saw might require a lot more effort, and can result in rough looking cuts.
  • Hand sander. This should be used after cuts are made to help smooth down edges, and to avoid injury on sharp edges.
  • Cardboard. When preparing to make cut, say along a beam or pipe, it is best to use cardboard cutouts that are already cut to the size of the tile. This way, transferring the type if cut that needs to be made is easy and cost effective.
  • Pencil. This is so that you can make markings on tiles if they need to be cut.
  • Measuring tape. This is an important tool as you work. Make sure you measure all the aspect of the area you plan to cover, so that you can plan on making necessary adjustments with the tiles.

Tile with a capital “T”

To begin your project you will want to make a capital letter “T” shape. The top of the “T” shape should be a straight wall that the tiles will run along. Tip: make sure you leave enough room for the border if installing one. Then in the middle of the “T” run another line of tiles perpendicular to the first line creating the letter “T.” Once that step is accomplished, you can simply run the rest of the tiles together. They are interlocking with male and female snaps, so there is no need for glue, and if a tile needs to be moved, it is literally a snap to do.

For cuts that need to be made you will need to first measure the area that is going to need an altered tile. Using your tape measure, measure all the specific areas that need to be adjusted. For instance, if the area is a pole, make sure to measure thoroughly around the pole, and then marking them on a cardboard cutout. You should draw the shape that will need to be removed from the tile on the cardboard accurately. Then cut the cardboard to shape, test it, and transfer the results onto the tile. This way you guarantee that your cut is accurate.

Using your jigsaw, carefully cut out the shape that you transferred onto the tile. If a galvanized screw is in the way, you can simply relocate it to another part of the base of the tile. Once done, sand the edges for a smooth finish, and install like the others.
