Many times I get asked about permits for a renovation project. Many people don't want to spend the money or are private. They also don't understand why they are needed and when.

It's about your safety (and peace of mind).

I have again visited a renovation gone bad. As we discuss the various issues, I asked if they have had any permits pulled….the answer was "I don't know". This is the wrong answer. It also confirmed some of my thoughts about the project. Not a good situation all way round.

So how hard is it to get a permit? An electrical permit is done with a phone call to ESA. Homeowners can pull one as well as an electrician. ESA has been getting very tough on non permit installations. This is because too many people are getting hurt and houses are burning down. With current regulations, a building permit has to be issued in 2 weeks if there are no problems with the application and other documents. It usually takes the design professional at least 2 weeks to produce drawings suitable for the application process.

What about a building permit? Every municipality is a bit different about which permits are required when. When you are only changing finishes, usually no permits are required. You will need a building permit for most renovation work and usually also a plumbing permit. In addition, you may need a HVAC and gas permit.

The biggest expense for a building permit is not the fee. It is preparing the drawings and documents for the permit application. The architect, interior designer, and/or the engineer make sure what will work well for you and ensure it will stand up. The design fee can range from about $1k to many k's. The permit fees can be less than $100.00.

So what does a permit give you? The biggest thing it gives you is peace of mind and safety. When you apply for permits the city confirms that nothing being planned has a code issue. When you have the new work inspected at the various stages, they confirm that the work is competed to code.

So how does this give you peace of mind? God forbid you have a major problem and you have to make an insurance claim. One of the first questions you will be asked is "Who did the work and was permit "pulled"?" The worse case scenario is the insurance company denies the claim or they pay out the claim and you can not get insurance in the future. As Clint once said, "do you feel lucky?"

It’s the one day of year when it’s okay to be silly. It’s April Fools Day and on every April 1 since 1582 when it first began, people have been pulling pranks and telling jokes. Well, we here at Fixr love a good joke, so here are the top five best April fool day pranks courtesy of The Museum of Hoaxes:

  • The Taco Liberty Bell: What happens when a fast food company decides to punk the world by announcing its purchasing a national monument? World chaos, that’s all! Well, that’s what happened on April Fools Day 1996 when the Taco Bell Corporation announced it had bought the Liberty Bell and was renaming it the Taco Liberty Bell. Hundreds of outraged citizens called the National Historic Park in Philadelphia where the bell is housed to express their anger. Their nerves were only calmed however, when Taco Bell revealed a few hours later that it was all an April Fools joke. Not one to miss a beat was then White House press secretary Mike McCurry, who when asked about the sale, responded that the Lincoln Memorial had also been sold and would now be known as the Ford Lincoln Mercury Memorial.
  • The Left-Handed Whopper : Talk about having it your way! On April Fools Day1998, Burger King published a full page advertisement in USA Today announcing the introduction of its newest item: a “Left-Handed Whopper” specially designed for the 32 million left-handed Americans. According to the advertisement, the new whopper included the same ingredients as the original Whopper (lettuce, tomato, hamburger patty, etc.), but all the condiments were rotated 180 degrees for the benefit of their left-handed customers. The following day Burger King issued a follow-up release revealing that although the Left-Handed Whopper was a hoax, thousands of customers had gone into restaurants actually requesting the new sandwich. Also, according to the press release, “many others requested their own ‘right handed’ version.”
  • Bombs Away!: Ya gotta love a soldier with a sense of humor! On April 1, 1915, in the midst of World War I, a French aviator flew over a German camp and dropped what appeared to be a huge bomb. The German soldiers immediately scattered in all directions, but no explosion followed. After some time, the soldiers crept back and gingerly approached the bomb. They discovered it was actually a large football with a note tied to it that read, “April Fool!”
  • Big Ben Goes Digital : On April 1, 1980 the BBC reported that Big Ben, in order to keep up with the times, was going to be given a digital readout. As expected, the announcement received a huge negative response. The BBC Japanese service then took the prank further by announcing that the clock hands would be sold to the first four listeners to contact them. One Japanese seaman in the mid-Atlantic actually radioed in a bid.
  • Dogs to be painted white : On April Fools Day 1965, a Copenhagen newspaper reported that the Danish parliament had passed a new law requiring all dogs to be painted white. The purpose–to increase road safety by allowing dogs to be seen more easily at night.

What is the difference between a house and a home? Well, most of whatever it is can be hard to define. But, regardless of the specifics, over a period of time spent in a house, a relationship does begin to form between the space and those who live there. Sometimes, it’s a good fit. Sometimes, not.

Interior design expert, and writer Beryn Hammil muses on the ineffable bond between home and home owner which goes beyond simple bricks and mortar.

A client recently said to me, "I'm moving to an apartment because my house is kicking me out."

"Interesting," I thought. She continued by telling me that little by little the house was sending her signals that she should no longer be living in it, and that she should move to an apartment building that had a maintenance crew.

Most of us view our homes as sanctuaries from the variables of the world outside, a little place in the vast universe where we have a small sense of control in the face of what goes on in the world outside.

So later that afternoon when I returned home, I looked at my house and thought about the message it's sending me. I maintain, paint, and repair it whenever it asks, and sometimes before it does. It's been structurally updated a few times, once because I wanted to, and more than once because it asked me to, an expensive drainage system being a good case in point.

My house is my sanctuary, my interior design laboratory, my family's home, and my pride and joy. I love showing it off to guests, holding guided tours with commentary when requested, and as a result, the house glows and sparkles proudly. We're a good fit, my house and me.

I've lived here for a long time; this house was my "starter" house. It's now my "downsize to" house (I skipped that whole McMansion thing), and it's my dream to live here for many more years to come.

So, house, speak kindly to me, and I'll always take good care of you as you do of me.

The moral of this story: If you take good care of your house, it will provide you with a sense of home when it speaks to you.

Spring has sprung! Or, at least it soon will. And to prepare, it’s a good idea to think about your life outdoors, on your deck or patio. Since we have brighter days and warmer nights to look forward to, maybe you’re thinking about those early evening gatherings of friends in your backyard that you enjoyed so much last spring and summer.

One thing that can add to that experience, as the sun slowly sets over the festivities, is the business of practical, and atmospheric outdoor lighting. And since it’s her area of expertise, Emily Widle of Pegasus Lighting talks about five ways to incorporate tasteful outdoor lighting to your space in this guest post …

As the weather starts to warm up and the daylight lingers longer, it will soon be time to enjoy your outdoor living area again.

Whether you have a tiny apartment balcony or a sprawling backyard with a dining area and pool, having great lighting outdoors will really enhance your space. It simply opens up the area to more possibilities. You can grill out later in the evening, entertain with a leisurely cocktail party/dinner, or even take a book outside at dusk.

You probably already have a standard wall sconce or built-in area light, but have you thought about using lighting to improve the ambiance? The tips below will help you revive that patio so you can spend more time in the great outdoors!

1. Outdoor lighting for the grilling area:

Add a task light by the grill and burning the steaks will become a thing of the past. Barbecue lights are the best for this because they're flexible and weather-resistant. You can even find battery-powered ones if you are short of outdoor electrical outlets.

2. Outdoor lighting for the dining area:

Lighting is a must if you're planning on enjoying meals outdoors this spring and summer, especially if you are entertaining. You'll set the scene for relaxed dinners with friends and family that extend into the evening.

For the outdoor dining table, soft lighting tends to work best. It creates a cozy, intimate atmosphere even for the most casual of patio furniture sets. Scatter candles across the table, or consider hanging a candelabra overhead.

Just remember to use bobeches (drip catchers) with any suspended candles. You don't want to coat your table with wax! Lanterns also create a nice effect on an outdoor table. There are plenty of battery-operated lanterns out there as well if you don't want to bother with lighting a wick.

3. Outdoor lighting for the steps: Of course, not everyone has a stairway leading up to their outdoor oasis. If you are one of the lucky ones, show them off! Illuminating your steps adds a leading line to your deck. (That's a photography term, but it works the same way to enhance your landscape!) LED step lights are the way to go. They are incredibly energy-efficient, they often have automatic dusk-to-dawn sensors, and they are surprisingly easy to install. Not to mention you will likely prevent some serious injuries by adding light to your steps.

4. Outdoor lighting for the deck or balcony railings: Outlining your gazebo or railings with string lights or rope lights is a classic option. It's a great way to add some pizzazz to your deck before a party – and no one will blame you if you leave them up for the rest of the season.

5. Outdoor lighting for the patio surface: For more of a unique result, try using step lights to line the edges of your patio floor. It's an easy weekend project, and you'll be thrilled with the new look.

Installation of railings for your deck can be a nice aesthetic touch, but more importantly railing provide safety from falls and other injury. In fact, many municipalities require that decking that is a certain height have railing in order to be within building codes. It would be wise to consult your city, township or county building code enforcement office to make sure you are abiding by the right codes.

There are many prefabricated brackets that can be used to help join the rail pieces together. If using wood, a basic circular saw or miter saw will make cuts easily enough. If installing aluminum railing you will need to use a saber saw as the material is hard to cut through, and can bend easily. Just be wary of the sharp edges and shaving that can result after cutting aluminum. Protective eye wear is highly recommended for this material.

Planning a deck railing installation

The most difficult aspect to installing deck railing is the planning phase. It is absolutely imperative that you measure the area that will be receiving the railing, then you measure it again. This will guarantee that you will have enough supplies going forward. The layout should include posts at the ends of the railing, and every 48 inches, at the base and top of stairs. For stairs that are longer than say five feet, plan on an additional post in the center.

Supporting posts or spindle posts are placed approximately every four inches. You will need a cap for the top of the railing as well. You will also need to determine the height of the railing, which the recommended average is approximately 48 inches in height, however, this should be checked with your local building codes office.

If installing aluminum railing, you can purchase these in prefabricated sections, eliminating the need for excessive measuring and cutting. For all railing installation, you can purchase brackets that will fasten the wood railing strips to the posts. This can make the project less aggravating. Installing deck rails materials list

Below is a list of supplies that you will need to have ready prior to beginning your project:

  • Wood or aluminum materials
  • Screws
  • Drill
  • Brackets
  • Measuring tape
  • Miter saw
  • Carpenters pencil
  • Protective eye wear
  • Plan

After you have gathered all of the essential materials, you can begin your project.

Set the main beams in place. It is important that these are fastened to the deck in a sturdy fashion as these will support the rest of the railing. Using galvanized deck screws will prevent corrosion and discoloration.

Attach the railing in segments to the posts using fasting brackets. An example would be a flush T-bracket.
Once the railing is attached, you can place the top piece over the whole rail. This is a necessary step for wood railings.
If installing a wood railing, you will need seal the area to prevent water damage. It is important to do this step as soon as possible so as to avoid weather damage or water damage. For aluminum, depending on the type of material, you can paint is using a metal adhesive paint or a common brand of anti-rust paint.
