The story of how one couple entered the field of flipping houses.

Entrepreneurship is amazing. Most people dive into entrepreneurship with a dream, a lot of debt, and a ton of challenges. Other people, well, they just kind of hit the jackpot. The jackpot theme is more along the lines of what happened to one Iowa City couple.

Jay and Michelle Provorse were pretty much normal people—a young husband and wife. Both had jobs, average ones. They had a two-year old son. They liked watching HGTV (who doesn't?). And they like coffee. So what? Here's what. One day, thanks to a late-night, coffee-induced brainstorming session, they decided to sell everything and live in a resort spot on the Mediterranean for a few months.

What?! That's exactly how it happened. The three-month reconnoiter in southern Spain was nothing less than an all-out strategy time for the launch of their new business. Their new business? Flipping houses.

Back in Iowa City, with their feet firmly planted on reality, and their financial situation looking a bit tenuous, the couple launched the business—Pro Home Solutions, LLC. The first purchase was a promising home near Coralville Reservoir. Their first financial sponsors were the in-laws.

So maybe it wasn't the most enterprising entrance into big business, but it was a start. Capitalizing on their savvy for renovation, landscaping and tiling, they began a once-over on the home—remodeling it and living in it at the same time. That's how the business grew. They lived in homes, remodeled the homes, and sold the homes themselves. It's called flipping, and for this couple, it worked.

It worked out pretty well, actually. In just four years of business, the entrepreneur couple flipped seventeen homes. Thankfully, they've been able to settle down in a home of their own, rather than moving seventeen times. The homes that they flip are amazing. They start out amazingly ugly, and they end up amazingly beautiful.

A lot of hard work, extensive calculations, arduous research, exciting visions, tentative sales, joyful moments, and of course good coffee, have characterized the success of the entrepreneurial experiment of the Iowan couple. For them, it's been an awesome success—a sweet story of catching a vision, risking it all, and cashing in. They're living the American Dream.

Recent studies have produced evidence that Americans are spending more than ever on energy-efficient features for their homes. What's more, in just four years, analysts predict that the energy-efficient home improvement market will soar past the $50 billion mark. That's a lot of money.

The reasons are quite simple. For one, being energy efficient means saving cash—a lot of it. Simple home improvements like caulking up cracks and tossing down insulation can create a 30-percent drop in home energy costs. Some homeowners, by virtue of a few small, inexpensive improvements, have slashed energy costs by 70 percent.

Another motivation for green improvement is government sponsorship. The Cash for Caulkers program is doing a great job in subsidizing remodeling projects and giving home improvers a tax break. Getting a tax break for saving money? Win-win.

Government sponsorship and money-saving are both laudable goals, but there's also another motivator for green remodeling. People are finally realizing that environmental stewardship is the responsibility of everyone. With the Gulf fiasco continuing unabated, we all realize that the world is a fragile place. And the more careless we are, the worse it gets. If environmental responsibility and green remodeling are as easy as installing a CFL light bulb, who can say no to that?

One concept that we here at the BuildDirect blog are most interested in is the idea of transformation, which to some of you who’ve come to know us here is pretty obvious. And what better way of creating a transformation then by adding a new look and a new texture to the outside of your home?

Stone siding, or the suggestion of it, has been a popular choice in achieving a transforming a home from the ordinary to the extraordinary. But, much like flooring technology, the innovation involved in creating stone effects for exteriors as well as interior character walls or fireplace surrounds have come a long way.

And of course, this means options for stone siding that can get you that unique look of permanence that only stone can give.

So, with that in mind, here are 5 types of stone siding that are open to you, and all with distinct advantages.

1. Solid Stone Siding
Starting from the beginning, solid stone siding has been used in exterior surfacing projects for hundreds of years, with the benefits of superior durability and of the authentic look of naturally occurring stone. These benefits are significant, of course. And it is from these that the technology to reproduce them began. Of course, it is also from the drawbacks of solid stone siding that also sparked innovation. For instance, the problems of excessive weight, and the labor-intensive harvesting of solid stone (done by hand) required alternatives in order to reduce costs of shipping, and to reduce the time it takes to complete the job . And there are a few of those, luckily.

Manufactured stone siding is made with cement, set into molds that make it resemble naturally occurring patterned natural stone. It is installed on a stone-by-stone basis, set in mortar, just like real stone is.

2. Manufactured Stone Siding
What is required of any alternative to a naturally occurring material is that its look and durability remain intact, while minimizing some of its limitations. Sometimes called cultured stone, manufactured stone does this and then some. Created through the use of molds that replicate the look of real stone, manufactured stone siding casts individual cement ’stones’ and creates a new type of stone siding that is installed in a similar way, but weighs less, and therefore costs a bit less to ship.

A corner piece of polyurethane foam, or 'faux-stone', siding. This type of siding is installed in large panels. This design allows a more straight-forward installation, even if it's not made with real stone.

3. Polyurethane-Based Foam Panel ‘Stone’ Siding
For a very lightweight alternative to real stone, foam panel siding or faux stone panel siding, which is made from densely rendered polyurethane, may be the answer. And because this type of stone-like siding is created to be installed in panels, and not by on a stone-by-stone basis, installation is more straight-forward as well. As far as appearances go, the technology that goes into this option of stone siding is truly amazing. Only a touch will reveal this type of siding to be something other than natural stone. And of course, it’s made to be weather-resistant for the long-term, too.

4. Natural Stone Cladding
Another option for natural stone surfaces is cladding. This variety of stone siding is offered not in harvested stone, but rather in cut-to-size units from larger slabs. A popular type of cladding of this type is derived from granite slabs. Granite is a very dense variety of natural stone that resists cracking, which can result in types of stone which allow moisture penetration that makes many types of stone to be susceptible to freeze-thaw cycles. The surface of the stone cladding tends to reflect irregular contours, much like traditional masonry. But, the backing of each piece is flat. Cladding is fixed to a substrate in a staggered pattern, much like brick is laid.

5. Stone Veneer Panel Siding
In many ways, this choice in stone siding for homes is a culmination of all of the above choices. The veneers of this stone siding choice are derived from real stone. The panel systems of many varieties of natural stone veneer siding are designed to seamlessly click together like puzzle pieces.

So, you’re getting real stone with all of its benefits in the durability department. You’re getting an easy installation, thanks to the panel system. And you get the look, multidimensional texture, and general feel, of a real stone siding surface. If you’re looking for an easy installation that involves actual stone, this may be the perfect option.

The look of stone on any building gives it a sense of permanence and of history. And because of developing innovation with these products, the effect is pretty easily won, and inexpensively so when compared to even a few years ago.

I’m haunted by a photo I saw somewhere in the design world, the source long forgotten, of a couple standing barefoot in the open hallway of their modern home, books lining the walls like insulation, their toddler sitting on the floor playing with wooden blocks. The couple stood barefoot on concrete. Concrete interior flooring!

The idea seemed so slap-my-forehead simple, so natural and earth-friendly and chic in its rawness. Which was exactly my hesitation—its rawness. Is the surge of concrete interior floors a fad that will crack open in a few years, or a brilliant idea here to stay?

100-Percent Recyclable

Energy efficient and eco-friendly, concrete flooring uses less energy in production compared to any other flooring type, and is also completely recyclable. Though a professional must install the floor, the process leaves behind less waste than other materials (think of all of those carpet scraps).

Healthier than Carpet

Unlike synthetic carpets, concrete doesn't contain harmful compounds. It keeps your home cooler in the summer, and as architect Lynn Gaffney explains on Dwell, "A concrete floor with radiant heat is a very comfortable and energy-efficient way to heat a home…"

And the cost?

Including a finish, concrete floor installation runs under $20 dollars per square foot.

High Maintenance?

But what about the concrete I see everyday? The high-trafficked sidewalks with those sinewy little cracks running conspicuously down the middle? Although it's low-maintenance in general and good for the allergy-prone, concrete floors may have to be resealed as often as a few times a year.

One might say that it's a toss-up between an occasional reseal with simple daily upkeep versus, for instance, a hardwood finish that requires prodigious sweeping and mopping and eventual refinishing. Just as with any major design decision, there are definitely pros and cons to weigh if you're considering concrete.

Despite the distressing information, it needs to be talked about. Rather than contribute to the dismay, here are the best options for getting that much-needed loan for your much-anticipated home improvement project.

#1 – Pay with cash.

Cash is by far the best way to pay for anything. In the financial climate of 2010, most renovation-eager homeowners are opting for the cash method. It frees you of the headache of debt, soaring interest rates and scary losses. Look at your cash resources before considering anything below this line.

#2 – Pay with a credit card.

That little piece of plastic in your wallet is powerful—enough to help you fix up your home. On the negative side, it's powerful enough to slam you with debt for years. Keep in mind that credit card interest rates hover around the 30-percent neighborhood. Five years from now, you may be paying through the nose and wishing you hadn't renovated your kitchen.

#3 – Personal loan.

Sit down with a loan officer at your local bank. Personal loans are an interesting option (sometimes lower interest rates), but are still a small market. Few people immediately think "personal loan!" when they faced with a financial need, probably because they're hard to get. If you have a good personal relationship with your bank, there is a better chance you can nab a personal loan.

#4 Take out a home equity loan.

Since the fiasco, everyone has ratcheted up the restrictions on home equity loans. If you expect to gain a home equity loan, you'll need to make sure your credit score is near-perfect. A good home equity loan will offer about 90 percent of your home's value.

#5 – Home equity line of credit.

The home equity line of credit, otherwise known as HELOC, is another home equity hybrid. Unlike the home equity loan, however, which unloads a whole lump of cash, the HELOC slowly sifts the money to you as needed. Like most loans, the HELOC is available as an adjustable loan or a fixed-rate loan. Beware the adjustable rate!

#6 – Cash-out refinancing.

The cash-out refinancing option is not used very often. What it offers is some equity financing and a loan. The cash-out side of the equation sounds really good. Who says no to cash? However, unless you can really land a stellar interest rate, the option doesn't turn out to be that great in the grand scheme of things.

#7 – FHA remodeling loan.

The FHA doesn't hand out loans to anyone and everyone. When they do, however, amounts are usually small, and the security is pretty high (your home). The downside? The FHA stipulates what you can use the money for.

#8 – Contractor loans.

Sometimes, the crew that does your bathroom renovation may also offer a way to pay for it. Contractor loans are appealing for their one-stop-shop way to deal with the financing plus renovation. The interest rates may not be all that bad, either. Be sure to ask all the questions—rate, adjustability, points, and fees.

It's still possible to pay for that home improvement you've been hoping for, but the stakes are a bit higher and the options narrower. Nonetheless, you'll probably be able to find financing that suits your situation.

Yes, undoubtedly expect to create an eclectic vibe, but that doesn’t have to be synonymous with “mismatched” or “college dormitory.” Some very sophisticated spaces have been created by mixing traditional with modern styles.

Here's what you need to know.

#1 – Choose a Common Denominator

Through a bold color, theme or certain collectible that crosses style borders, choose a common denominator between the two varying styles to create continuity. With a palette of shades of grays, say, or a collection of drawings of varying vintages, a uniting element keeps things together. Plus, deciding beforehand a general idea of what to accumulate helps a place grow with deliberation over time—and the hunting is half of the fun.

#2 – Be a Conscious Gatekeeper

Unless you're going for a flea market look, which can also be pulled off with sophistication, be a conscious gatekeeperof what comes into your dwelling. There are so many definitions of "traditional" and "contemporary," so stick with what the two mean to you, or you can easily find yourself drifting in design no-man's-land.

For instance, I love the thrown-together-yet-chic-as-all-get-out old Paris apartment look, and my husband drools over contemporary abstract art. We look for common aesthetics that exist between the two, and (sometimes tearfully) say no to things that we love but might not fit right in our space.

#3 – Get Inspired

Remember to have fun with the new style you've created. You've been bold to step out of a simple design pattern, and have created a more intimate and personalized space. Your home will not be as streamlined as one that has chosen one design style, so embrace the individuality and whim that comes from making something completely your own.

Whether you can boast a newly remodeled kitchen, or are using a temporary kitchen until time for your next move, you can create a streamlined, enviable working space. The major personalizing and perfecting will not be huge redesign projects, but rather, planning and professionalizing your kitchen. Here are three essential steps to get you on your way to enjoying your kitchen space better and perfecting that coq au vin.


#1 – Create Areas. Accumulate materials and equipment according to where you'll use them in the kitchen. Put oils and vinegars in the cabinet beside the stove, dry goods together, canned goods together. Put the pots and spatulas within arm's reach of where you'll need them.
